Preconstruction Leadership | Lead the full estimating process for commercial design-build projects from conceptual budgeting through final GMP development. Technical Expertise | Analyze drawings, specifications, and subcontractor bids to ensure completeness, accuracy, and competitiveness. Collaboration | Partner with architects, engineers, and project teams early in design to influence constructability and cost outcomes. Cost Management | Develop detailed quantity takeoffs, cost models, and value engineering options for projects ranging from $5M-$100M+. Vendor Relations | Build and maintain strong relationships with subcontractors and suppliers, managing bid solicitations, scope reviews, and leveling. Client Engagement | Present budgets, estimates, and recommendations clearly to clients and executive leadership to support informed decision-making. Strategic Planning | Support preconstruction scheduling, logistics analysis, and risk assessment to enhance project delivery. Leadership | Mentor junior estimators and champion process improvements that increase accuracy, efficiency, and collaboration across the team. Experience:
10+ years of commercial estimating experience, with a strong background in negotiated and design-build projects. Technical Proficiency:
Skilled in cost modeling, conceptual estimating, and value engineering; proficient in Bluebeam, Trimble/WinEst, or On-Screen Takeoff. Industry Knowledge:
Deep understanding of commercial construction methods, subcontractor markets, and preconstruction best practices. Leadership:
Proven ability to mentor junior estimators, lead estimating teams, and collaborate effectively with operations and project management. Strategic Mindset:
