Job Description
The Project Manager will oversee and manage all aspects of roofing and sheet metal projects from initiation to completion. This role requires strong leadership, exceptional skills, and the ability to manage multiple projects simultaneously while ensuring they are completed safely, on time, while efficiently beating the budget, and to the highest quality standards.
Key Responsibilities
Thorough contract review, raising awareness to any Red Flag language or conditions.
Develop comprehensive project plans including timelines, budgets, manhours, production schedule, roof plan, roof details, resource/equipment allocation, and overhead roof loading plan.
Ensure material takeoffs are correct.
Identify and implement cost-saving and value engineering measures without compromising quality.
Conduct effective Job Handoff meeting with Superintendent and project Foreman. (minimum one week prior to job start up).
Set up and participate in day one on-site Job Start-Up’s with Superintendent and Safety Director.
Coordinate with clients, subcontractors, suppliers, and internal teams consisting of the Estimator, Superintendent, and Foreman to ensure smooth project execution.
Schedule and conduct project meetings to keep all stakeholders informed and aligned.
Oversee day-to-day operations of roofing and sheet metal projects.
Collect and process all Change Orders in a timely manner. Make sure they are approved by the correct signing authority. This is paramount.
Ensure SOV is complete and on time including CO’s and any job forecasted projections through EOM.
Clear and concise project documentation. (include pictures as needed).
Follow up and respond to emails in a professional and timely manner. (Within 24hrs.)
Proactively communicate with the Superintendent to help clear any roadblocks that may occur.
Review job numbers and production rates with Superintendent weekly to ensure the job is tracking correctly. If needed explore ideas to improve or overcome challenges.
Ensure all projects are completed in compliance with safety regulations and industry standards.
Monitor project progress and adjust as needed to meet deadlines and budget constraints.
Be proactive in planning ahead for any inclement weather making sure the field team is made aware to make everything watertight and secure. (Only tear-off what can be roofed in each day).
Resolve any issues or conflicts that arise during the project lifecycle.
Track project expenses and manage financial reports.
Ensure all work is performed to the highest standards of quality and craftsmanship.
Conduct regular site inspections and quality checks.
Reinforce D&D Safety Culture. If you see something say something. Safety is all of our responsibility.
Address any quality concerns promptly and implement corrective actions. Make sure to include our jobsite Foreman and Superintendent in the conversation or email.
Serve as the primary point of contact for clients, ensuring their needs and expectations are met.
Provide regular updates and progress reports to clients and internal upper management.
Foster strong, long-lasting relationships with clients to promote repeat business and referrals.
Lead and motivate project teams, fostering a positive and productive work environment.
Provide guidance, training, and support to team members.
Conduct performance evaluations and address any personal issues.
Ensure all punch list items are complete and signed off. (Send pictures as needed)
Complete Warranty request for job closeout packet. Once complete, issue final payment and job Closeout documents.
Prepare job closeout debrief meeting with internal key stakeholders once job is 100% closed out.
Qualifications
Degree in construction management, engineering, or a related field (preferred).
5 years of experience in roofing or construction project management.
Strong knowledge of roofing materials, techniques, and industry regulations.
In-depth knowledge of roofing systems, materials, and installation techniques.
Knowledge of local building codes and regulations.
Ability to read and interpret construction plans and specifications.
Strong leadership and team management skills.
Excellent organizational and time management skills.
Proficiency in project management software and tools (e.g. DataForma, Excel, Sage 300 CRE).
Exceptional communication and negotiation abilities.
Ability to work effectively under pressure to meet tight deadlines.
Valid driver’s license and reliable transportation.
OSHA certification (preferred).
Strong mathematical and analytical skills.
Physical Demands
Climbing : Climb ladders, scaffolding, and steep roofs to inspect work, oversee projects, or assist the roofing team.
Bending and Stooping : Frequently bend, stoop, and kneel to inspect roofing materials, perform quality checks, and access work areas.
Standing and Walking : Spend extended periods standing and walking on uneven surfaces, such as roofs, to supervise work and ensure quality.
Working at Heights : Comfortably work at various heights, sometimes several stories high, while adhering to safety precautions and harnessing when necessary.
Weather Conditions : Work outdoors in various weather conditions, including extreme heat, cold, rain, and snow.
Balancing : Maintain balance on steep and sometimes slippery surfaces while carrying materials or performing inspections.
Driving : Operate vehicles to transport materials or travel between job sites, which may require sitting for extended periods and physical coordination.
Sitting : Employees in these roles can spend a significant portion of their workday sitting at a desk or computer, performing data entry, and communicating with customers and colleagues.
Computer Use : Extensive use of a computer and keyboard is required, including typing, mouse operation, and using office software for data entry, document preparation, and financial analysis.
