Job Overview:
The Finance Manager serves as senior accounting supervisor, providing all financial and accounting services for the community association. Responsibilities to include asset control and accountability, financial reporting, budget preparation, investment management, audit (internal and external), information systems, and systems operations and analyses. Ensures that all operations and services are conducted and fulfilled in a manner consistent with the goals and objectives of CAM, the Management Agreement between CAM and the Association, and generally accepted accounting principles.
Your Responsibilities:
• Complies with the fiscal provisions of the Association's governing documents and policies established by the Association's Board of Directors ("Board"). Develops related operating instructions and program guidelines in consonance with procedures defined in the CAM Accounting Manual.
• Controls and coordinates all accounting functions to include but no be limited to: general accounting, accounts receivable, accounts payable, resale and fixed asset inventories, purchasing, and information systems.
• Develops and administers procedures and systems to oversee all financial affairs of the Association to include financial statements, budgets, forecasts & analyses, payroll records, taxes, investments, and reserves.
• Prepares monthly trial balance and resulting financial statements for the Association, along with required supporting schedules and other data as dictated by the Board.
• Manages and conducts internal surveillance programs to ensure that records are accurately maintained, and that established policies and procedures are being satisfactorily and consistently followed.
• Prepares budgets and financial forecasts & analyses. Monitors budgeted vs. actual performance and advises on variances and causes. Compiles data for presentation to management, the Board, and the membership.
• Establishes investment accounts for excess cash and reserves, maximizing the return on investment in consonance with established Board policies.
• Administers and disburses all funds to include document preparation, order and receipt of goods and services, and contractual arrangements.
• Manages the Association's insurance portfolio, insuring adequate coverage, verifying related insurance records, and maintaining related fixed asset inventories.
• Prepares and supervises the preparation of all federal, state, and local tax returns.
• Prepares accounting reports, analyses, and forecasts as requested by management or the Association's Board.
Skills & Qualifications
• Bachelor's degree in accounting or finance required; MBA/CPA highly preferred
• 5+ years of progressive accounting experience, with a minimum of 2 years experience in a management/supervisory role within an accounting discipline.
• Strong leadership skills required. Experience in Property management preferred
• Advanced Microsoft Excel and PowerPoint skills.
• Highest standards of accuracy and precision; highly organized
• Articulate with excellent verbal and written communication skills
• Ability to think creatively, highly-driven and self-motivated
• Demonstrated ability to roll-up sleeves and work with team members in a hands-on management capacity
Physical Requirements:
The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. or more following appropriate safety procedures. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
Must be able to sit and stand for extended periods of time.
Must be able to communicate both on the phone and in person with our clients in order to resolve issues and manage the business.
Must have finger dexterity for typing/using a keyboard.
Must be mobile enough to move around both the office in order to make copies, send mail and faxes and to walk around the property. This could include lengthy walks on uneven areas.
Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
Capable of working extended hours, to include evenings, weekends and holidays as necessary.
This position may alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties
The work environment characteristics are normal office conditions for the role. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Hours over and above normal office hours will occur, including evenings, holidays, and some weekends. Schedule is subject to change based on business needs
