The BHA is expanding its mission to build and support healthy, sustainable communities by launching a new effort to spur housing production through publicly‑backed social investment. This role is the first full‑time staff position dedicated to administering the $110M Housing Accelerator Fund, collaborating with the City of Boston, and developing lending practices for public investment in housing development.

Reporting & Responsibilities Responsibility summary : Focus on origination, processing, and closing of mixed‑income and affordable multifamily real‑estate transactions involving public investment.

Review and underwrite multifamily real‑estate transactions for financing, ensuring the projects increase rental and homeownership opportunities for a range of income levels.

Input financial data into underwriting models and build projections using tools such as Excel, Google Sheets, and specialized models (e.g., LIHTC).

Conduct financial analysis, propose alternative financing scenarios, and provide feedback on term sheets and conceptual loan proposals.

Prepare key documents—including term sheets, loan proposals, financing plans, and summaries—for the BHA leadership team.

Serve as liaison to internal and external partners (MassHousing, City of Boston, private lenders, BHA divisions) to understand deal objectives, constraints, and priorities.

Initiate calls and conduct high‑level feasibility screening by reviewing underwriting information (sources & uses, income & expense statements, operating budgets, cash flows, mortgage credit, design & technical, market data, third‑party reports).

Review and assess pro‑formas, gap financing needs, operating projections, and deal‑level cash flows using Excel‑based or proprietary modeling tools.

Coordinate due diligence activities, including borrower financials, legal documentation, development team qualifications, and title/survey materials.

Communicate with potential borrowers and request information as needed.

Execute special assignments such as research on industry metrics, analytical tool creation, and support for mission‑driven debt and grant programs.

Oversee underwriting timelines, loan structuring, and present investment recommendations to loan committees or other approval bodies.

Oversee loan closing management and execution of investment agreements, loan documents, guarantees, and related instruments in coordination with legal counsel.

Administer the origination and underwriting model, developing and maintaining templates, dashboards, and tools to ensure consistency and scalability.

Track performance metrics for the investment portfolio, including pipeline activity, risk exposure, and financial returns.

Conduct research on housing finance innovations, public subsidy programs, and investment best practices.

Perform other related duties as required.

Minimum Qualifications

Minimum five years of substantive experience in real estate, finance, development, or investment, including transactions involving affordable, market‑rate housing and mixed‑used developments.

Superior financial and analytical skills, with strong verbal and written communication abilities.

Experience processing and closing multifamily financing transactions.

Ability to manage multiple projects and adapt to changing priorities.

Experience with equity investment in real‑estate projects as well as financial underwriting and modeling.
