Position Overview The Leasing Manager is responsible for driving leasing performance across Nest DC’s single‑family and traditional housing portfolio. This role focuses on leasing volume, occupancy, and reducing vacancies while ensuring a seamless resident journey from first inquiry to move‑in. The Leasing Manager works with a specialist, assistant, and seasonal team members to deliver results. Base salary is complemented by significant commissions based on team performance.

What You’ll Do Leasing Performance & Strategy

Drive occupancy and revenue goals across the portfolio.

Minimize vacancies.

Stay ahead of market trends—tracking pricing, competition, and feedback to adjust tactics in real time.

Team Leadership & Support

Coach and support leasing specialists and assistants to meet performance targets.

Lead weekly leasing huddles to align on priorities, KPIs, and strategies.

Champion best practices in lead follow‑up, sales approach, compliance, and resident experience.

Oversee property assignments and showing schedules.

Resident Experience

Ensure every prospect enjoys a consistent, high‑quality experience from first contact through move‑in.

Manage guest cards, applications, and leasing workflows to maximize conversion and satisfaction.

Partner with property management, maintenance, and cleaning teams to ensure smooth turnovers and quick resolutions.

Leasing & Revenue Generation

Personally lease select or high‑priority properties when needed.

Earn commission on revenue‑producing leases, such as quick‑turn or above‑budget rentals.

Generate and convert direct leads through proactive outreach and relationship‑building.

Operations & Systems Management

Maintain leasing procedures, documentation, and reporting systems.

Manage listings across all platforms (AppFolio, Zillow, etc.) and collaborate with marketing for compelling, accurate content.

Monitor lead flow and occupancy through CRM tools (LeadSimple) to ensure data integrity and performance visibility.

Reporting & Insights

Deliver clear, actionable reports on leasing activity, conversion, and occupancy.

Use analytics to identify trends, bottlenecks, and new opportunities for growth.

What You Bring

A minimum of 3 years of experience in residential leasing or property management, with demonstrated leadership experience.

Strong understanding of DC rental markets and Fair Housing compliance.

Proven track record of hitting or exceeding leasing and revenue goals.

Excellent communication, organization, and coaching skills.

Comfort with CRM and property management platforms (AppFolio, LeadSimple, ShowMojo, or similar).

A proactive, positive, and solutions‑oriented mindset.

The pay range for this role is $70,000 – $75,000 USD per year PLUS COMMISSION.
