We are seeking a full-time On-Site Property Manager to manage a portfolio of residential properties in the West Hollywood and Hollywood areas. The position includes a beautifully renovated two-bedroom apartment in vibrant West Hollywood.

Requirements Management Responsibilities:

Manage and maintain assigned residential properties to company standards

Prepare and submit weekly and monthly reports (leasing, delinquency, etc.)

Maintain professional communication with residents, vendors, and colleagues

Ensure correspondence aligns with company policies and lease terms

Respond promptly to calls, texts, and emails, including emergencies

Draft and serve notices, enforce rules, and update resident profiles in AppFolio

Coordinate move-outs, work orders, and building repairs

Conduct weekly property walks and safety inspections

Resolve resident disputes professionally and coordinate repayment plans

Leasing Responsibilities:

Maintain at least 96% occupancy; weekend availability may be required

Advertise vacancies on approved platforms (Zillow, Apartments.com, etc.)

Conduct market research and adjust strategies as needed

Use digital and social media marketing to promote vacancies

Communicate effectively with prospective residents

Ensure vacant units are move-in ready and conduct regular unit walks

Show units through self-guided and in-person tours

Lease vacant units within 30 days and process applications within 72 hours

Other duties as assigned

Compensation And Benefits:

$26.00–$29.00 per hour (non-exempt)

Reduced rent on a renovated apartment ($2,000 - $2,500) monthly discount

Leasing bonuses ($5,000–$8,000 per year)

Mileage reimbursement

Total combined compensation estimated at $75,000–$82,000 annually
