Role Summary

The Project Manager 2 will provide overall direction and leadership on moderately complex projects, or a portion of large construction projects. This position will fully implement and manage the operation and administration of projects. All activities will be performed in support of the strategy, vision, and values of JE Dunn. Key Role Responsibilities - Core

PROJECT MANAGEMENT FAMILY – CORE Lead all aspects of the company’s safety culture and create awareness by demonstrating commitment to an injury-free environment through individual actions and mentoring others. Investigate safety incidents and retrain staff as needed. Manage the JE Dunn prestart checklist form. Support the preconstruction team including quantity takeoff, trade coordination, scope of work development, scope review, bid package development, schedule development, bid list creation, and bid advertisement. Lead planning and implementation of buyout schedule. Verify pricing and scope, identify successful bidders, provide gap analysis against initial scope, and manage issuance of subcontracts. Manage the submittal schedule setup. Coordinate priorities with the team; review and approve all shop drawings and samples prior to submittal to architects or engineers. Ensure approved submittals are returned to subcontractors and available to the project team per the schedule and contract. Coordinate with Logistics to obtain pricing on materials and equipment. Consult with risk management to ensure approval and/or bonding requirements for subcontractors. Review decisions with the project leader. Provide ongoing risk analysis of subcontractors throughout the project lifecycle. Coordinate with various stakeholders including subcontractors, owners, field teams, design team, vendors, etc. Disseminate change requests to subcontractors for pricing and schedule input. Gather and evaluate subcontractor pricing to confirm accuracy. Prepare, submit, and obtain owner/architect approval for change requests. Lead meetings such as monthly project reviews, progress meetings, and Owner-Architect (OAC) meetings. Complete monthly subcontractor and owner pay applications. Prepare project schedule with the Project Superintendent. Gather input from the project team and utilize Lean principles as appropriate. Develop and update the project schedule for preconstruction and construction activities. Manage materials, labor, and procurement logs to meet the schedule. Identify potential schedule impacts including scope, weather, manpower, and changes; facilitate mitigation plans. Provide written documentation for decisions affecting budget, schedule, legal, quality, and safety aspects, employing current best practices. Provide regular reporting and analysis to communicate overall project status and profitability. Prepare monthly cost and margin forecasts with input from the superintendent and review with the team. Participate in developing the project budget. Regularly review costs relative to the budget and highlight discrepancies. Lead the project closeout process using best practices, including punch lists, financials, subcontracts, warranties, etc. Coordinate with legal counsel as appropriate. PROJECT MANAGER 2 Additionally, responsible for: Understanding the estimating process from conceptual phase through GMP development. Managing project risks actively. Managing the project business plan to maximize financial success. Implementing and managing components of operation and administration of multiple or moderately complex projects. Using experience and knowledge to identify problems and recommend solutions. Managing deliverables from internal resources such as IPS, logistics, self-perform teams, etc. Engaging in activities to build external relationships. Knowledge, Skills & Abilities

Ability to perform work accurately, completely, and timely. Effective verbal and written communication skills. Ability to conduct effective presentations. Proficiency in MS Office (Intermediate). Understanding of construction management fundamentals. Knowledge of project processes supporting successful project completion. Ability to build relationships and collaborate internally and externally. Proficiency in project management and accounting software (Advanced). Proficiency in construction technology (Advanced). Proficiency in scheduling software (Advanced). Ability to apply Lean principles (Intermediate). Ability to manage budgets, maximize profitability, and generate future work. Ability to build relationships that transcend projects. Education

Bachelor’s degree in construction management, engineering, or related field. Equivalent relevant experience will be considered in lieu of formal education. Experience

7+ years of construction management experience. Valid and unrestricted driver’s license required. Ability to lift up to 25 pounds. May require travel and/or relocation. Willingness to work non-traditional hours. Exposure to extreme conditions (hot or cold). Work may be at project sites or in the office. Physical activities include sitting, viewing computer screens, standing, walking, bending, climbing, reaching, pushing, and pulling. Benefits Information
