COMMUNITY MANAGER The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance problems, document, communicate with supervisor and HR, and terminate when necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with Company policies and procedures Financial Management Aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor deposits, rent collections, and charges for timely submission Monitor, reconcile, and code vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management Develop yearly marketing plan and implement marketing strategies and systems Ensure effective leasing techniques, follow-up procedures, lease documentation, and reporting accuracy Address resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs Show, lease, and move in prospective residents Administrative & Maintenance Management Ensure all administrative and leasing reporting is accurate and timely Head the emergency team for the property and respond to property emergencies in line with company guidelines Provide excellent customer service and monitor service request turnaround and maintenance responsiveness Maintain property appearance with regular inspections and timely repairs Plan and utilize property resources, equipment, and supplies economically Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/Experience

High School Diploma or Equivalent; Bachelors degree preferred or four years experience in housing, or two years related experience and/or training; or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements

Must have reliable transportation due to emergency on-call requirement

Compensation and Benefits

At Asset Living, compensation decisions consider skill set, background, and certifications. Offers are made based on relevant experience, and may include a comprehensive total rewards package with medical/dental/vision/life insurance, disability coverage, 401K with employer matching, commission and performance bonuses, paid sick days, and company holidays. Salary Range: $36.00 per hour to $36.50 per hour Other
