About You You are a field-first residential builder who thrives on getting work built safely, correctly, and on schedule. You lead subcontractors with clear direction, keep inspectors aligned, and communicate issues early, facilitating problem solving.
About the Role Own day‑to‑day site delivery for custom residential rebuilds. Build safe, to‑spec, and on schedule. Keep the field aligned with drawings, budget, and inspections, while working for one of Los Angeles’ most innovative and technology‑driven builders.
What Success Looks Like:
Safety:
No serious incidents; issues documented and closed.
Quality:
Consistently passes inspections on the first attempt; minimal rework.
Schedule:
Look‑ahead hold; risks are surfaced early with quick recovery.
Controls:
Keep Procore up to date with all project data, field reports, and as‑builts that are accurate and current in real time.
Turnover:
Complete, code‑compliant, clean punch, happy family.
Detailed Day‑to‑Day: Plan & Run the Work
Lead daily huddles; manage look‑ahead with subs and inspectors.
Maintain site readiness: layout control, access/laydown, temp utilities, protection, housekeeping.
Orchestrate deliveries, storage, and material protection; prevent damage and double‑handling.
Build to the Documents
Verify installs against current drawings/models/specs/approved changes.
Stop/correct non‑conforming work immediately and document closure.
Inspections & Sequencing
Set inspection cadence; target first‑time pass.
Coordinate work phasing to avoid trade conflicts and resequencing.
Safety & Quality Gates
Enforce safety plan and workmanship standards.
Run mock‑ups, pre‑pours, pre‑cover, pre‑punch; close punch lists.
Controls & Reporting
Keep Procore current: daily logs, RFIs, submittals, observations, redlines/as‑builts.
Track percent‑complete and productivity; flag schedule/budget risks to PCM.
Tech‑Enabled Execution
Coordinate with technology team for verification, and issue capture.
Work in digital twin workflows; return accurate as‑built information.
What You Need:
10+ years as Superintendent/GC on custom or high‑end residential.
Strong subcontractor leadership; tight sequencing and inspection coordination.
Proficiency with Procore and construction document management; adept with schedules, inspections, and city interfaces.
Strong subcontractor leadership, sequencing, and inspection coordination; hands‑on quality and safety management.
Solid plan/spec reading across architectural, structural, and MEP; comfort collaborating with BIM‑enabled workflows.
Excellent communication and issue‑resolution skills; decisive in the field with a bias for safe, correct, on‑time outcomes.
What Would be Nice:
CA General Contractor license (or equivalent).
Working Spanish a plus
Where You’ll Be: Daily presence at Westside LA‑area jobsites; local travel between sites.
