Preconstruction Manager and Estimator

Weichert Development Company is looking for a skilled Preconstruction Manager and Estimator to join our team. This role is crucial for overseeing all preconstruction activities, including estimating, budgeting, and value engineering for a variety of construction projects such as commercial, residential, mixed-use, and adaptive reuse. The position will report directly to the VP of Construction and will require close collaboration with both construction and development teams.
Key Responsibilities:
Lead the preparation of detailed construction cost estimates and budgets from concept to final project buyout.
Conduct comprehensive plan reviews to identify potential risks and suggest value engineering opportunities to optimize costs and efficiency.
Prepare and distribute subcontractor bid packages, analyze bid responses, manage bid-leveling processes, and create detailed bid comparisons.
Clearly define scopes of work for subcontractors in alignment with project plans, specifications, and schedules.
Coordinate with project managers and superintendents to ensure smooth transitions from preconstruction to active construction.
Build and maintain strong relationships with subcontractors and suppliers to maintain a robust subcontractor network.
Collaborate with architects, engineers, and team members to enhance constructability reviews and improve the accuracy of estimates.
Qualifications:
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred.
A minimum of five to seven years of experience in preconstruction, estimating, or a related role, ideally with commercial, multifamily, or mixed-use projects.
Strong understanding of construction practices, methods, materials, building codes, and standards.
Proficiency in construction estimating software (such as Procore, Bluebeam, or On-Screen Takeoff), Microsoft Excel, and scheduling tools.
Excellent analytical, organizational, and negotiation skills.
Exceptional communication skills, able to effectively collaborate with diverse teams and stakeholders.
The estimated base salary range for this position is $110,000-$130,000 annually. Actual compensation will depend on various factors, including your skills, education, work experience, job location, and certifications.
