Ashlar Homes is seeking a detail-oriented and proactive Purchasing Agent/Estimator to join our team. This role is responsible for managing vendor relationships, negotiating contracts, and ensuring accurate costing and budgeting for assigned communities and projects. The ideal candidate will have strong analytical skills, knowledge of residential construction processes, and the ability to work collaboratively with internal teams and external trade partners.
Key Responsibilities
Purchasing & Vendor Management
Solicit and review bids from subcontractors and suppliers for assigned trades and materials.
Ensure scopes of work are accurate, updated, and aligned with company standards.
Monitor trade partner and supplier performance, resolving issues as needed.
Maintain compliance with vendor agreements and company policies.
Estimating & Cost Management
Develop house costs and budgets in collaboration with the Purchasing & Estimating Director.
Perform quantity takeoffs as required, with the support of the Purchasing & Estimating Director.
Provide value/cost engineering solutions to optimize efficiency and reduce expenses.
Identify opportunities to reduce cost variance across projects.
Purchase Order (PO) Administration
Create Estimates from Panacea and convert to BuilderTrend
Issue Purchase Orders from BuilderTrend for materials, labor and services
Communicate with vendors to confirm order details and pricing
Process PO changes or adjustments as needed
Work with field personnel to issue and distribute Variance Purchase Orders(VPOs)
Collaboration & Communication
Partner with internal teams to ensure accurate budgets and scopes of work.
Provide timely updates and reporting to management on purchasing and estimating activities.
Support field personnel by resolving trade partner and supplier issues.
Process Improvement & Compliance
Develop initiatives aimed at improving cost control and efficiency.
Monitor and analyze vendor performance to drive continuous improvement.
Ensure compliance with building codes, safety standards, and contract terms.
Qualifications
Experience: 3+ years in purchasing, estimating, or cost management within residential construction.
Technical Skills: Proficiency with estimating and purchasing software; strong Excel and database management skills.
Industry Knowledge: Solid understanding of residential home construction, materials, trade partner management, and cost control strategies.
