About the Role:

The Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential and commercial properties within the real estate and rental industry. This position is responsible for performing routine inspections, preventive maintenance, and timely repairs to building systems and equipment, thereby minimizing downtime and enhancing tenant satisfaction. The Maintenance Technician collaborates closely with property management teams to address maintenance requests efficiently and uphold compliance with safety regulations and building codes. By proactively identifying potential issues and implementing effective solutions, this role contributes to preserving property value and supporting operational excellence. Ultimately, the Maintenance Technician ensures that all facilities operate smoothly, providing a safe and comfortable environment for tenants and visitors alike.

Minimum Qualifications: High school diploma or equivalent. Proven experience as a maintenance technician or in a similar role within the real estate or property management industry. Basic knowledge of electrical, plumbing, HVAC, and general building maintenance systems. Ability to read and interpret technical manuals, blueprints, and safety regulations. Valid driver's license and reliable transportation. Preferred Qualifications:

Certification in HVAC, electrical, plumbing, or related trades. Experience with computerized maintenance management systems (CMMS). Familiarity with OSHA safety standards and local building codes. Strong troubleshooting and problem-solving skills. Ability to work flexible hours, including evenings and weekends, to support emergency maintenance needs. Responsibilities:

Conduct regular inspections of HVAC, plumbing, electrical, and structural systems to identify maintenance needs. Perform routine preventive maintenance tasks such as changing filters, lubricating moving parts, and testing safety systems. Respond promptly to maintenance requests from tenants and property managers, diagnosing issues and executing repairs. Maintain accurate records of maintenance activities, including work orders, parts inventory, and compliance documentation. Collaborate with external contractors and vendors for specialized repairs or large-scale maintenance projects. Ensure all maintenance work complies with local building codes, safety standards, and environmental regulations. Assist in managing inventory of tools, equipment, and supplies necessary for maintenance operations. Support emergency maintenance efforts during off-hours as needed to resolve urgent issues.
