CENTRAL MAINTENANCE DEPARTMENT BUILDING MAINTENANCE WORKER

DEFINITION

Responsible for a variety of skilled and semi-skills tasks related to the cleaning, maintenance and repair of Town buildings, grounds and other facilities and equipment. ESSENTIAL FUNCTIONS

The essential functions or duties listed below are intended only as illustrations of the various type of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or a logical assignment to the position.

All Divisions: Cleans offices, Town-owned rental space and other facilities, including bathrooms, sweeps, vacuums, washes floors, walls, and windows. Maintains landscaping, including mowing, trimming bushes, planting flowers, removing leaves and branches and operating irrigation system. Sets up meeting rooms, opens building, and maintains building security by following proper closing procedures. Moves furniture, office equipment, and furniture. Strips and resurfaces floors and ceilings. Sets up voting equipment and signage for elections at designated locations. As requested, participate in all snow and ice removal operations and other emergencies declared by the Public Works department. Snow-blows, shovels and de-ices entrances, walkways and stairs; clears snow and ice from roofs. Raises and lowers flags as directed by the Town or State. Transports Town Meeting warrants and other official documents upon request of supervisor. Repairs, replaces and installs electrical switches, outlets, fixtures and ballasts. Assists in making plumbing repairs for toilets, sinks and faucets, outside spigots and service to irrigation system. Cleans, services and makes repairs and adjustments to HVAC systems. Maintains, operates and repairs equipment used in performance of functions. Constructs shelving, performs rough and finish carpentry and makes roof repairs. May act as leader in absence of foreman. Library Division:

Provides assistance to other library staff, patrons and community groups in the use of library facilities. Transports books and other materials between departments; receives parcels and mails deliveries; unpacks materials and delivers them to the appropriate department; retrieves books from the outside book depository. Arranges furniture and equipment for meetings and events, cleans up after meetings and events. Opens and secures building and raises and lowers flag. SUPERVISION RECEIVED

Under general supervision of the Central Maintenance Foreman and Director. The employee is familiar with the work routine and uses initiative in carrying out recurring assignments independently with specific instruction. The supervisor provides additional, specific instruction for new, difficult or unusual assignments, including suggested work methods. The employee refers unusual situations to the supervisor for advice and further instructions. ACCOUNTABILITY

The nature of work means that errors can be easily detected, usually by the employee. Consequences of errors, missed deadlines or poor judgment may result in minor confusion, involving minimal time and expense for correction, such as bookkeeping, data entry or failure to follow established procedures. JUDGMENT

The work is well defined or has detailed rules, instructions and procedures. Judgment involves choosing the appropriate practices, procedures, regulations or guidelines to apply in each case. COMPLEXITY

The work consists of simple, routine or repetitive tasks and/or operations with few variations in well-known or established procedures. NATURE AND PURPOSE OF CONTACTS

Relationships are primarily with co-workers incidental to the purpose of the work and involve giving and receiving factual information about the work. Ordinary courtesy and tact are required. Contacts with the public may be required on an occasional basis. EDUCATION AND EXPERIENCE

High School diploma or equivalent, and three to five years of experience in the building/construction trades setting performing maintenance and cleaning work including skilled building maintenance and grounds work, or any equivalent combination of education and experience. A CDL Class B driver's license is required. Core Pesticide Applicator's license required. A license in one of the following trades is preferred: construction supervisor, HVAC, electrical or plumbing. KNOWLEDGE, ABILITY, AND SKILLS

Knowledge : Knowledge of the methods, materials and equipment used in custodial and grounds maintenance work, especially plumbing, electrical, carpentry, and masonry repairs, equipment and materials. Knowledge of HVAC systems and small engine repair.

Abilities : Ability to operate and perform minor servicing on light power equipment. Ability to deal effectively with the general public and department employees. The ability to establish and maintain effective working relationships with other employees. Ability to follow written and oral instruction. Ability to work without direct supervision.

Skills : Good interpersonal skills. Manual and mechanical skills. Skills in the use of testing equipment and troubleshooting machinery and equipment. WORK ENVIRONMENT

Working conditions involve occasional exposure to intermittent machine or related noise or a combination of unpleasant elements such as odors, chemical fumes, dust, smoke, heat, cold, oil, dirt or grease. Includes work under typical shop conditions or outdoor work. Incumbent may be required to work beyond normal business hours in response to emergency situations or to attend evening meetings. PHYSICAL, MOTOR, AND VISUAL SKILLS

Physical Skills

Work requires moderate intermittent physical strength and effort daily, such as lifting heavy objects, carrying the object(s) and stacking them or placing them in a vehicle or storage area. In addition, pulling, pushing, standing or walking for the full work day may also be involved. A great deal of physical effort must be exerted at this level.

Motor Skills

Essential functions involve close hand and eye coordination and physical dexterity. Manipulation and motor control under conditions which may require extreme accuracy may be critical.

Visual Skills

Visual demands require routinely reading documents for general understanding and analytical purposes.

Qualifications

40 hours per week, benefits eligible

Schedule: Monday through Thursday - 3:00pm to 12:00am and Friday - 9:00am to 6:00pm
