Maintenance Supervisor Position Title: Maintenance Supervisor

Hours: 7:30 am to 4:30 pm, Monday - Friday; some overtime may be required at times.

Location: Worcester, MA

Supervisor: Property Manager

On call every other week

Position Summary Audubon Property Management, LLC seeks a full time Maintenance Supervisor who will oversee all maintenance operations at a 330-unit rental community located in Worcester, MA.

The Maintenance Director will oversee two maintenance technicians. Areas of responsibility will include, but are not limited to, HVAC systems, plumbing, carpentry, electrical, and preventative care at the property. This position requires close coordination with the Property Manager.

Key Responsibilities

Supervise daily maintenance operations across the property and coordinate with the Property Manager.

Perform daily inspections of buildings and grounds to maintain curb appeal and cleanliness.

Manage unit turnovers using the Make Ready Checklist, ensuring timely and high-quality apartment preparation.

Inspect all units 24 hours before move-in to confirm readiness.

Schedule, coordinate, and oversee snow removal and landscaping vendors.

Complete general maintenance tasks including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.

Respond to and complete all maintenance work orders within 48 hours or less.

Maintain accurate inventory of tools and supplies; reorder as necessary.

Support and participate in preventive maintenance programs to reduce emergency repairs.

Ensure compliance with company safety policies and procedures.

Participate in on-call rotation and work overtime/weekends as needed.

Additional duties as assigned by the Property Manager.

Qualifications

Minimum 3 years of experience in maintenance or construction.

Proficient in:

HVAC systems (heat pumps and forced induction)

Plumbing, electrical, and carpentry work

General appliance repair

Pool care and chemical handling

High School Diploma or GED required.

Valid driver's license required.

Basic computer skills; ability to use web-based systems for logging time, organizing work orders and maintaining unit-turn schedules.

Strong leadership and communication skills.

Ability to read and understand technical manuals, diagrams, and instructions in English.

Physical Requirements

Frequent standing, walking, bending, and lifting.

Ability to climb stairs/ladders and work in confined or elevated spaces.

Manual dexterity for operating tools and machinery.

Must be able to wear personal protective equipment (PPE) as required.

Work may involve exposure to moderate or high levels of stress during peak periods or emergencies.

Other Requirements

Must be able to drive a golf cart on the property.

Must be available for on-call shifts every other week.
