Project Manager — Owner’s Representative
Location: New York / Fairfield County / Upstate New York (Hybrid: Office, Site & Remote) Company: JSM Project Management Type: Part-time or Full-time
About JSM Project Management JSM Project Management is a boutique owner’s representation and project management firm specializing in high-end residential estates, luxury hospitality, and select commercial environments. We act as the client’s advocate throughout design, construction, and delivery — leading diverse consultant and contractor teams to achieve best-in-class results with precision, transparency, and accountability.
Our portfolio includes multi-structure estates, complex renovations, and interior build-outs where design integrity, budget control, and schedule discipline are paramount. We pride ourselves on being hands‑on, proactive, and deeply collaborative with architects, designers, and builders at every phase.
The Role We are seeking a Project Manager (Owner’s Representative) or Assistant Project Manager with entry to mid-level experience in construction and/or design management. This individual will be a key member of our client-facing team, responsible for day-to-day project coordination, documentation, and leadership across design, permitting, bidding, construction, and close-out phases.
The ideal candidate is highly organized, detail-oriented, highly communicative and comfortable balancing multiple priorities across fast-moving, high-expectation projects. You’ll work closely with senior leadership, clients, architects, contractors, and consultants to drive progress and uphold JSM’s standard of excellence.
Key Responsibilities
Manage the daily coordination of active projects — tracking design deliverables, budgets, schedules, and correspondence
Lead and document weekly OAC meetings and internal progress updates
Review drawings, consultant scopes, and cost proposals for completeness and accuracy
Support procurement, bidding, and contract negotiations
Oversee quality control and field coordination with general contractors and trades
Maintain project documentation, logs, and reporting dashboards (e.g., budgets, RFIs, punch lists, consultant trackers)
Interface with clients to provide clear updates, anticipate issues, and manage expectations
Assist in onboarding consultants, preparing RFPs, and developing project delivery sequences
Contribute to overall firm operations, knowledge management, and process development
Qualifications
3–10 years of relevant project management experience, ideally within an owner’s rep, construction management, or architectural environment
Strong understanding of high-end residential or hospitality construction
Excellent communication, writing, and client-facing skills
Proven ability to manage consultant teams, budgets, and schedules
Working knowledge of construction contracts, bidding, and permitting processes
Proficiency in Microsoft Office (Excel, Word, Outlook), and project management software (e.g., Smartsheet, Build/ Autodesk, or similar)
Detail-oriented and process-driven, with strong problem-solving instincts
Bachelor’s degree in Architecture, Construction Management, Engineering, or related field
Why JSM
Exposure to some of the most exceptional projects in the New York / Connecticut region
Highly collaborative, entrepreneurial environment with direct client and leadership access
Opportunities for growth and advancement as the firm expands
Competitive compensation
