Regional Commercial Asset and Property Manager Privately held real estate firm seeking a Regional Commercial Asset and Property Manager to oversee strategic operations, leasing, and asset performance for a diversified portfolio. Excellent opportunity for a senior-level professional with 15+ years of commercial property and asset management experience.
Responsibilities
Oversee all property and asset management functions across multiple assets, including lease underwriting, budgeting, maintenance, and capital improvement projects.
Analyze, negotiate, and award contracts for leases, vendors, and capital work.
Conduct financial analysis of tenant LOIs, build-out costs, and lease terms to evaluate deal feasibility and alignment with ownership goals.
Prepare leases, amendments, assignment and assumption agreements, and related documents.
Develop and execute strategies to enhance asset value, control expenses, and improve operational performance.
Conduct property inspections; oversee maintenance, repairs, and vendor performance.
Manage tenant move-ins, move-outs, and improvement projects.
Supervise rent collections, expenses, and lease enforcement; prepare required legal notices as needed.
Review and reconcile tenant CAM and other recovery charges.
Prepare detailed monthly and annual financial and operational reports.
Lead, train, and evaluate on-site and vendor teams to ensure quality and accountability.
Collaborate with ownership on forecasting, budgeting, and long-term planning.
Maintain compliance with leases, policies, and applicable regulations.
Qualifications
Bachelor’s degree (BA/BS) required; CPM, RPA, or CCIM.
Minimum 15 years of commercial property and/or asset management experience.
Proven ability in financial analysis, lease negotiation, and capital project oversight.
Strong understanding of lease structures, CAM reconciliations, and reporting.
Arizona real estate license or ability to obtain.
Proficiency in Microsoft Office and property management/accounting software.
Excellent leadership, communication, and organizational skills.
