Must be adept at using data and information to assess trends in their business (to complement onsite visits and face-to-face communication) and take immediate action. Experience in multi-family real estate, process development, standard work generation, and effective implementation is required. Regional Maintenance Director (RMD) – Key role Part of the ongoing growth and day-to-day operations of ResProp in service to our mission and vision.

Responsibilities

Evaluating and monitoring the performance of properties and the overall portfolio. Train, implement and monitor ResProp policies and performance for facilities maintenance and renovation activities in the assigned portfolio; ensure company policies and procedures are enforced in collaboration with the Regional Manager and VP of Operations.

Build leadership at the properties and within themselves. Develop others to advance personally and professionally.

Train, coach and provide guidance to Regional Managers, Property Managers, Maintenance Supervisors and maintenance teammates to meet performance goals and uphold standards.

Support new business efforts.

Travel to other markets in Texas on occasion.

Communication

Communicate and coordinate regularly (at least weekly) with Regional Managers, VP of Operations, and Learning and Experience Manager for properties in the assigned portfolio.

Provide upward and downward situational awareness when priorities shift; ensure clear understanding of objectives and reasons for decisions.

Maintain and update information in ResProp systems (Coupa, ResMan, Pro Track) so reports and information are current and accurate.

Training/Staffing

Establish a culture of ownership, leadership and accountability within the region.

Establish training programs and team meetings for Maintenance Supervisors; set the tone and esprit de corps within the portfolio.

Assist Regional Manager/Property Manager with hiring Maintenance Supervisors (focused interviewing, testing, bar-raising) on stabilized properties; assist with other positions on takeover properties as needed.

Train, monitor, coach and provide feedback on all Maintenance Supervisors per ResProp guidelines.

Conduct Safety Training with maintenance staff at regular intervals; ensure safe work environment and adherence to safety policies.

Production & Standards

Assist Regional Managers and Property Managers in managing curb appeal, turn times, average work order times and property expenses; recommend corrections as needed.

Walk vacant apartments as part of quarterly inspections or as needed to ensure ResProp standards are followed.

Make recommendations for operating and maintenance costs, capital expenditures, refurbishments and replacements; collect bids and make recommendations.

Conduct quarterly inspections or more frequently as needed to coach and train teammates; note and address life safety issues to mitigate risk.

Coordinate other property inspections with Regional Manager to ensure conformance with lender and governing authority inspections.

Capital and Non-Routine Projects / Budget Oversight

Preserve assets and oversee capital improvements.

Assist with capital budget preparation for the portfolio; manage and oversee capital budgets with edits for current and following year.

Oversee warranty transmittal process and advise accordingly.

Oversee select large CapEx projects and stabilized properties within the region.

Coordinate with the project team on new acquisitions and renovation projects.

Vendors / Pricing / Procurement

Coordinate with Procurement to ensure necessary business requirements are met and purchasing programs positively impact property operations.

Attend quarterly calls with Procurement and provide feedback on purchasing and pricing programs.

Maintain ongoing professional relationships with vendors; ensure proper scope and competitive pricing and bids before work is executed.

Ensure vendors are approved prior to purchasing, including new vendor protocol in Coupa and ID Core.

Due Diligence / New Business

Coordinate the work order audit and prepare written summaries with recommendations.

Coordinate unit interior audits and written summaries with recommendations.

Coordinate physical property audits and written summaries with recommendations.

What You Bring

5-7 years of work experience at the maintenance supervisor level or above.

Excellent communication skills (verbal and written).

Experience training staff.

Good organizational, time management and prioritization skills.

Accuracy and attention to detail while working at a fast pace and under tight deadlines.

Knowledge of ResMan, Coupa, and Yardi is a plus.

Strong attention to detail with unwavering integrity.
