Overview
Crescent Park Apartments, a 378-unit affordable family housing community in Richmond, CA, seeks a full-time Maintenance Supervisor II. This is a HUD SEC 8 / TCAC Combo property. Qualified candidates must have 2+ years of related apartment maintenance experience and knowledge in plumbing, electrical, and general maintenance. A CA driver’s license, clean DMV record, and reliable transportation are required. Supervisory experience and HVAC certification are preferred. Position Overview
Oversees the property’s physical operations, including maintenance, supervision, and administrative tasks related to upkeep, repair, and maintenance of buildings, grounds, mechanical, plumbing, HVAC, security, and electrical systems. Responsibilities include organizing staff workloads to ensure routine and preventive maintenance is completed on time, maintaining and updating files, coordinating with vendors, and supervising maintenance staff on routine, safety, and emergency procedures. Routine In-House Maintenance Develops routine maintenance program and schedule. Establishes and follows a work priority system. Performs or oversees performance of routine work orders. Oversees vacant unit turnovers by performing or supervising janitorial, painting and repair work; turnovers completed within 5 days (or sooner if directed). Preventative Maintenance Develops preventative maintenance program and schedule. Performs or oversees performance of preventative maintenance. Schedules and supervises facility vendors. Assists Resident Manager in evaluating progress inspections of on-site work performed by outside contractors. Oversees vendor contract administration (scope of work, RFPs, bids, deliverables, and evaluation of vendor performance). Organization Updates and maintains property records, such as work schedules and work order logs. Maintains work areas and storage in a tidy, safe, and secure condition at all times. Maintains accurate inventory of tools and parts; orders parts and supplies as needed. Supervision Supervises maintenance staff in a positive and effective manner. Other Inspects the property daily to ensure safety, cleanliness and attractiveness. Assists Manager with inspections (e.g., annual unit inspections or regulatory agency inspections). Maintains confidentiality of resident, applicant, and employee information. Attends mandatory trainings and meetings. Participates in EAH’s Injury and Illness Prevention Plan, including proper lifting techniques and PPE use as necessary. Regular and predictable attendance. Other duties as assigned. Supervisory Responsibilities
Supervises 3 or more full-time Maintenance Technicians and/or Janitors/Groundskeepers. Includes orienting new employees, training on emergency procedures and safety, approving timesheets and time-off, scheduling, providing performance feedback, assisting with hiring and evaluations, and conducting regular staff meetings. Qualifications
High School Diploma or GED. Two years of residential property maintenance experience. Supervisory experience preferred. Construction experience preferred. Valid Driver’s License. HVAC Certification (required at some locations). Certified Pool Operator (CPO) designation preferred. Criminal Background Check Requirements
EAH Housing conducts criminal background checks on all candidates with a conditional job offer. Some roles may require fingerprinting. If onsite housing is a requirement, household members over 18 living onsite must also undergo background checks. Satisfactory completion is a requirement of employment with EAH.
