Position Summary The Business Development Manager (BDM) is a pivotal role responsible for driving revenue growth through the acquisition and nurturing of new leads, while also generating and closing self-sourced opportunities. As the front-line ambassador of SJA, the BDM embodies our values and mission in every interaction, balancing inbound responsiveness with proactive outbound efforts to expand our market presence.

This role involves leveraging CRM tools (LeadSimple and AppFolio), executing structured sales workflows, and maintaining a disciplined outbound cadence. The BDM will be both a closer and a hunter, responsible for building referral pipelines, setting appointments, and converting prospects into signed property management agreements.

? Key Responsibilities: Lead & Pipeline Management Add new leads into LeadSimple CRM and track all communications and interactions. Qualify and prioritize inbound leads for efficient follow-up and conversion. Proactively generate new pipeline through outbound calls, emails, texts, social touches, and networking. Maintain pipeline accountability with accurate CRM data, follow-up sequences, nurture campaigns, and task reminders. Sales Execution Conduct 50+ outbound touch points per day (calls, texts, emails, social). Hold 5–7 live prospect conversations daily; set appointments with property owners, investors, and referral partners. Present and close prospects into signed management agreements, targeting a 30–35%+ closing ratio on self-sourced leads. Educate potential clients on the value and solutions SJA provides, acting as a trusted advisor. Referral Partner Development Proactively network with brokers, agents, investors, and related industries to build and sustain a referral partner pipeline. Collaborate with internal teams and external partners on co-branded campaigns and joint outreach initiatives. Collaboration & Reporting Work closely with the Director of Growth to refine messaging, campaigns, and lead-generation initiatives. Provide weekly reporting on activities (calls, conversations, nurtures, appointments set, contracts signed). Contribute feedback to improve sales strategies and operational processes. Training & Development Participate in ongoing LeadSimple, AppFolio and culture training. Stay updated on industry trends, SJA’s Service Guarantees, and best practices to continuously improve effectiveness.



Qualifications 2+ years of experience in sales, business development, or a related role; real estate or property management preferred. Strong communication, persuasion, and relationship-building skills. Highly self-motivated “hunter” with proven outbound prospecting ability. Proficiency with CRM systems (LeadSimple/AppFolio experience a plus). Ability to manage multiple priorities while maintaining attention to detail.
