What You’ll Do
As a Renovation Specialist, you will be the on-the-ground leader driving the successful delivery of unit renovations and capital projects at one of our Jacksonville communities, Edenfield Shores, from set-up through completion. Each day, you’ll coordinate with vendors, oversee progress, monitor quality, and keep projects moving on time and on budget. You’ll serve as the primary connection between our corporate Capital Projects team, property operations, and external partners, ensuring that every detail of the project is executed with excellence and completed according to scope, schedule, and budget. Our community is situated directly on the St. Johns River, offering breathtaking waterfront views. What You’ll Own
Lead daily onsite oversight of construction and renovation projects, with a primary focus on unit renovations. Partner closely with Interior Project Managers and Capital Project Managers to coordinate common area and exterior projects. Manage scheduling and follow-up with subcontractors, vendors, and stakeholders to ensure timelines and deliverables are met. Order and coordinate supplies, materials, and/or equipment, as needed. Enforce safety policies, conduct inspections, and ensure compliance with building codes and project specifications. Track progress, update project dashboards, and process invoices as scopes of work are completed. Proactively identify and resolve site-level challenges related to logistics, safety, or workflow conflicts. Maintain inventory and oversee care of company-owned tools, supplies, and equipment. Lead daily/weekly briefings to provide progress updates, serving as the primary onsite contact for both internal and external partners. Perform light scopes of work in unit renovations, as needed. Other duties and projects as directed and assigned. What You’ll Bring
5+ years of unit renovation experience, or a mix of property maintenance and renovation experience. 1–2+ years of general maintenance and/or construction experience required. Strong understanding of construction processes, materials, and building codes. Proven ability to lead subcontractors and crews effectively. Experience with multifamily housing across asset types, preferred. Strong communication and conflict resolution skills, with the ability to work across all levels of partners. Physical ability to walk the property daily, lift/move up to 50 lbs, and use ladders as needed. Proficiency with project management and scheduling software (MS Project, Excel, Teams, etc.). Reliable daily travel to the site. Who You Are
