Assistant Property Manager

About the Role Assistant Property Manager for Cromwell Court Apartments – a 124‑unit affordable garden apartment complex in Hyannis. Cromwell Court is located near Main Street in Hyannis with easy access to commercial areas, shopping, employment centers, and transportation. It includes two playgrounds, a basketball court, and a community building with a community room and management offices.
About Your Impact Reporting to a Property Manager, the successful candidate will thrive in a team‑oriented environment and partner with residents, staff, and management to create a harmonious, cohesive atmosphere.
Responsibilities and qualifications include:
Previous experience with government‑assisted and subsidized housing programs is required.
Certified as a Tax Credit Specialist and/or Certified Occupancy Specialist.
Hands‑on experience and demonstrated ability to assist in day‑to‑day operations, maintenance programs, marketing and leasing activities, occupancy, and annual tenant certifications.
Strong verbal, written and customer service communication skills; computer proficiency (MS‑Word, Excel, Outlook) is a plus; familiarity with Yardi software.
Flexibility, positive attitude, team orientation, and willingness to learn.
About You The role provides support to the Property Manager by managing various tasks, including:
Ensuring systems align within the parameters of HUD and state housing agency guidelines.
Guaranteeing all applicable regulations are in place or created to maximize resident and employee safety and health.
Preparing contracts professionally and ensuring engineering specifications for major repair work.
Maintaining compliance with all Federal, State and Local laws.
Assisting in collecting rents, processing move‑ins / move‑outs in the Yardi system, completing annual and interim certifications of households.
Working closely with staff members in the property office and maintenance area.
