Job Description This is a 100% commission sales position. Commission percentage will be based on experience.
Responsibilities
Develop and maintain industry relationships with private and institutional commercial real estate owners and investors to promote business development and source new opportunities
Work with commercial real estate owners to understand their financial objectives and help them realize the full potential of their assets
Underwrite deals, pull comparable sales, put together investment analyses for Broker’s Opinion of Value (BOV) and develop marketing strategies and collateral in tandem with our Director of Marketing
Execute the marketing plan by promoting listings to REITs, private equity funds, private investment companies, lenders and individual investors
Source, negotiate and close commercial real estate sale transactions
Work with current and prospective local, regional, and national tenants to understand the needs of their company and earn their business
Utilize our leading transaction tools, support and your local market knowledge to identify prospective for sale or lease opportunities that accommodate your clients real estate requirement
Build strategic site selection presentations based on your clients need that demonstrate the strengths and weaknesses of prospective sale or lease opportunities
Tour prospective space/site options with the client and negotiate sales/leases for prospective new locations and/or lease renewals for existing locations
Effectively manage transactions to align with each clients’ requirements while helping them achieve their goals in a timely fashion
Work with current and prospective local, regional, and national sellers/landlords to understand the needs of their company and earn their business
Leverage your industry relationships as well as cold call and market to non-existing relationships to attract quality buyer/tenant interest in the sale or lease opportunity
Qualify prospective buyers/tenants and negotiate sales/new leases and lease renewals
Prepare and present marketing and sales/leasing activity reports to your seller/landlord clients
Skills & Experience
Bachelor's or Associate’s degree preferred
Self-starter with the ability to manage your own schedule and priorities
Desire to be on a team of positive, success-minded individuals
Excellent communication, strong negotiator, and proven track record in sales
