Job Summary The Estimator is responsible for preparing detailed and accurate cost estimates for assigned construction projects. This includes interpreting plans and specifications, conducting material take‑offs, coordinating with subcontractors and vendors, maintaining bid calendars, and ensuring timely submission of competitive bids. The Estimator will also analyze post‑bid performance and maintain data to continually improve accuracy and profitability.

Duties / Responsibilities

Review architectural plans, specifications, and project requirements to determine scope and pricing strategy.

Prepare detailed material and labor take‑offs; perform cost analysis to support bids.

Maintain the Bid Calendar and ensure all deadlines are met.

Interface with clients, architects, engineers, and subcontractors as needed to clarify project requirements.

Conduct job site visits to assess site‑specific conditions that could affect cost.

Solicit and evaluate subcontractor and vendor proposals to ensure comprehensive coverage.

Develop and maintain historical cost data and analyze bid‑to‑actual results for accuracy improvement.

Prepare, submit, and track all project bids according to established company procedures.

Collaborate with Project Managers during handoff to ensure smooth project transition.

Ensure all required documentation is complete, organized, and submitted per company standards.

Participate in change‑order pricing and assist with material procurement as needed.

Maintain accurate records of active bids, awarded projects, and estimation metrics.

Support business development through participation in client meetings and presentations.

Stay up to date on market conditions, pricing trends, and competitor activity.

Perform other duties and special projects as assigned by the Lead Estimator, Vice President, or President.

Requirements

Strong analytical skills and detail orientation

Ability to read and interpret construction documents, blueprints, and specifications

Excellent time‑management and organizational skills

Proficiency in Microsoft Excel, Word, and estimating software

Strong written and verbal communication skills

Ability to research and analyze geographic costs and logistical constraints

Familiarity with material pricing, labor productivity, and construction means and methods

Strong interpersonal and client‑facing communication skills

Education and Experience

Required: Bachelor’s Degree or equivalent experience

Required: Minimum 5 years of experience as an Estimator in the construction industry

Preferred: Experience with estimating software and project management platforms

Licensing / Certification

Required: Valid North Carolina Driver’s License

Physical Requirements The physical requirements for an office job typically include the ability to sit for extended periods, use a computer and other office equipment, and occasionally lift or carry office supplies up to 20 pounds. The role may require occasional standing, walking, or bending to file documents, attend meetings, or move between office areas. Must be able to sit, stand, and walk for extended periods; regular travel to job sites required. Ability to safely navigate active construction environments, including uneven surfaces and elevated areas. Occasionally lift and carry materials or equipment up to 25 lbs. Comfortable working in a dynamic environment with moderate to high noise levels.
