Overview

Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with KWPM objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM) and must have extensive Food & Beverage experience. Responsibilities

As the key employee liaison between the client, KW Property Management, and internal support staff, the Property Manager must perform duties with a professional and competent image, delivering service to the customer in a friendly and outgoing manner, while emphasizing timeliness and professional appearance. Collaborate with the Association Board of Directors and/or the Developer to manage and operate the community, facilitate problem solving, and apply strong management, customer service, and supervisory skills. Demonstrate a positive, professional, client-oriented attitude toward coworkers, residents, owners, clients, and the public; strive for continuous improvements in work processes and results to meet client expectations. Act as the company\'s primary coordinator on assigned properties to ensure contractual property management obligations are met or exceeded. Prepare annual budget for the association and analyze monthly financial statements including variances from budget and strategies for receivables. Maintain complete and accurate property files and records; coordinate with headquarters on procedures and provide prompt, detailed, and accurate status reports. Supervise on-site team members; develop specifications, evaluate service needs, ensure safety standards, and motivate staff to work as a team. Establish and maintain collaborative relationships between departments and prepare for and chair team meetings as needed. Acquire and maintain knowledge of state statutes and each client\'s community documents and policies. Coordinate move-in processes, introduce and orient staff and residents, review services and building rules. Maintain high performance standards and ensure delivery of services through follow-up. Respond to phone calls and correspondence timely and professionally; maintain professional relationships with the Board of Directors, unit owners, and vendors. Ability to run a Board of Directors meeting when necessary according to Roberts Rules of Order. Create management reports with updates on administrative items, financial overview, property condition, project progress, and clear recommendations. Prepare professional presentations of reports, action plans, budgets, bid analyses, etc. Support KWPM\'s GREAT values, goals, and policies. Organize time effectively to balance multiple projects; attend monthly Manager\'s meetings. Maintain and upload documents into management support systems and keep records current. Monitor contracts, evaluate and negotiate, ensure vendors provide certificates of insurance naming the Association and KWPM as additional insured and certificate holder, and keep licenses up to date. Maintain accurate records, files, and communications for the Association office and organize files per company standards. Update Association communications regularly (menu boards, newsletters, and website). Process violations, work orders, architectural control applications, lease applications, and sale applications monthly as required. Manage cash balances and project funding, monitor aging reports, pursue timely legal action, and update the collection module as needed. Keep equipment maintenance logs, inventory, and update the preventive maintenance manual quarterly. Qualifications

Required education and experience: Bachelor\'s degree and at least 5 years of experience as a Community Property Manager, managing staff and service contracts. Strong working knowledge of customer service principles and practices. Ability to read, analyze, and interpret complex technical procedures, leases, regulations, or documents. Proficiency with Microsoft Office Applications; must have a Florida CAM license and a valid Florida Driver\'s license. Flexible hours, including potential nights and weekends to address emergencies. Ability to respond to emergency situations in a timely manner; bilingua l in English and Spanish for some locations. Licenses & Certifications
