Project Manager Commercial Construction Our client, a highly regarded general contractor with a strong footprint in commercial construction, is seeking a Project Manager to lead multimillion-dollar projects from award through final certificate of occupancy. This is a pivotal role overseeing office buildings, retail developments, medical facilities, and educational campuses driving profitability, client satisfaction, and team performance.
Key Responsibilities
Full P&L ownership: establish budgets, negotiate subcontracts, and maximize project margins
Build and maintain detailed CPM schedules; lead pull‑planning sessions and recovery strategies
Oversee procurement, expedite long‑lead items, and manage owner‑furnished equipment
Direct superintendents and field teams to ensure daily progress aligns with baseline
Lead OAC meetings, present schedule/cost updates, and resolve design/conflict issues proactively
Process change orders, track contingencies, and produce accurate monthly billings/forecasts
Close out projects on time: punch lists, as‑builts, warranties, and owner training
Required Qualifications
7+ years as a Project Manager on $20M+ commercial ground‑up or major interior projects
Proven success managing multiple projects simultaneously without performance slippage
Advanced skills in Primavera P6, Procore, Bluebeam, and Microsoft Office
Bachelor's degree in Construction Management, Civil Engineering, or equivalent experience
Deep understanding of AIA contracts, lien waivers, and insurance requirements
Exceptional client‑facing presence; history of repeat business with owners and architects
Carolinas market expertise and active relationships with top‑tier subcontractors
