Maintenance Superintendent – Residential Portfolio
Multifamily Owner, Operator, and Developer is seeking an experienced Maintenance Superintendent to lead building operations for a 2000+ unit residential portfolio in Brooklyn. This role oversees a large maintenance team and ensures safe, efficient, and compliant property operations across multiple buildings.
Pay Range Base pay range: $130,000.00/yr – $165,000.00/yr
Responsibilities
Lead and develop maintenance teams (supers, porters, handypersons, trades) and drive performance standards.
Oversee building systems including boilers, pumps, heat/hot water, mechanical equipment, and seasonal operations.
Implement preventive maintenance programs and ensure timely completion of work orders and inspections.
Maintain code compliance with NYC agencies (HPD, DOB, FDNY), Local Laws, certifications, logs, violations, and third-party inspections.
Support property quality, curb appeal, safety, and emergency response readiness.
Manage vendor relationships, budgets, inventory, and capital repair projects.
Utilize CMMS (e.g., Yardi) for work orders, PMs, and operational reporting.
Qualifications
7+ years of residential multi-building maintenance experience, including 3+ years in a supervisory role.
Strong technical expertise in boiler systems and building mechanicals.
Experience managing union staff and NYC compliance requirements.
CMMS proficiency; data-driven approach to operations and budgeting.
Ability to work on-call, evenings/weekends when needed.
FDNY CoF (P-99, S-12/S-13, S-95, F-01), EPA 608, or OSHA 30 preferred.
