Responsibilities
Manage performance of existing investments against the business plan.
Directly and indirectly supervise staff, operations, and property management functions for an industrial portfolio.
Ensure properties generate satisfactory cash flow and maintain BKM standards and tenant satisfaction.
Assist local leasing team with lease renewals, approvals, coordination with asset management, and community support to successful leasing.
Provide first-class customer service to tenants and coordinate problem resolution.
Respond to tenant work orders and ensure timely completion.
Prepare scopes of work for vendor bidding, prepare vendor contracts, manage vendors to meet BKM standards.
Read and understand tenant leases; review certificates of insurance.
Inspect vacant units for cleanliness and presentation.
Set up and maintain accurate job codes and capital contracts in Yardi, manage capital projects.
Review and approve property invoices in AVID, complete tasks in ASANA.
Manage A/R and collections, prepare monthly collection reports and legal proceedings if needed.
Prepare monthly operating expense variance reports and commercial billing reports.
Prepare annual budgets, CAM reconciliations, and letters to tenants.
Control operating costs, capital expenditures, and general & administrative costs.
Qualifications
Bachelor’s degree in real estate or related business discipline.
Minimum five years of property management and leasing experience.
Experience managing a commercial owners association.
Strong analytical skills (Excel).
General understanding of Yardi.
Ability to travel between properties, work independently, and engage with leadership.
Excellent written and verbal communication skills.
Strong organizational skills and ability to meet deadlines.
Other Information This role is 100% in-office due to the collaborative nature.
Location: Seattle, WA. Salary: $105,000 - $110,000.
