As the Project Executive, you will be responsible for oversight of multiple projects across our Construction portfolio with a $2B+ projected development pipeline. You will command several aspects of the construction development process to build assigned suburban and multifamily projects in accordance with approved plans, budgets, and schedules for Lifestyle Communities. This role will be responsible for the overall direction, completion, and financial outcome of simultaneous complex construction-management projects, as well as leading and mentoring multiple site-level project management teams, ensuring that our company’s vision and culture is top priority in everything we do. The Difference You Will Make
Participates in budget preparation for assigned multifamily projects and completes job cost analysis and monthly reporting to track actual job costs and variances. Completes forecasting related to all aspects of construction development and maintains templates for monthly reporting. Provides regular detailed reporting for assigned projects, including resource allocation, project status, completion projections, variances from contract documents, and forecasting of future needs to reach project completion. Determines priorities and delegates work, monitors progress, and communicates results. Establishes measures to assess impact, quality, and timeliness of results. Directs decisions to adhere to project budgets. Ensures the project quality control plan is in effect and followed. Assists with hiring subcontractors and assists management with contracting, scheduling, quality control, approving completed work and payments. Participates in subcontractor evaluation, bid analysis review, and award recommendation. Monitors and communicates project-related issues, scope changes, variances and contingencies to senior leadership. Identifies and facilitates executable solutions to project challenges that arise. Assists in preparing detailed estimates and creation of scopes of work to support budgets and complete the “buyout” of assigned projects. Develops and maintains contractor relationships on assigned projects to maintain standards as to budget, schedule, and quality. Oversees multiple projects, regularly checks in at various sites, provides feedback, instruction, and development guidance to Sr. Project Managers to help drive projects forward and support future growth opportunities. Coordinates plan approvals and permitting to adhere to project schedules. Coordinates product changes and enhancements as directed. Manages communication with field team members to ensure awareness of product changes and schedule variances. Reviews and ensures that field team members adhere to safety policies and procedures. Works directly with the Development team to onboard new and potential projects. Invests in the growth and success of self and others through LC’s five leadership behaviors: Humility, Caring, Curiosity, Courage, and Grit. Additional duties as assigned and directed by senior leadership. What You’ll Bring
Extensive experience in a senior leadership role within the construction industry, preferably as a General Contractor managing large-scale developments of new communities (25-100+ acres), having worked for national multifamily builders on townhomes, apartment buildings, and mixed-use developments. Ability to analyze performance indicators, financial statements, and industry reports with strong financial acumen. Successful management of General Contractor Licenses and the ability to procure and maintain licenses in the states where the company operates (SC, NC, TN, OH, TX, CO, FL). Proven track record of leading multifamily construction projects from conception to finish in current operating states (TN, SC, NC, TX, CO, FL). Understanding and ability to evaluate ways to cut costs while improving programs, performance, and policies. Comfort with a fast-paced environment, managing multiple projects simultaneously and pivoting as needed. Excellent leadership and management skills, with the ability to motivate and develop teams of professionals. Ability to develop relationships and communicate with participants at all levels of the development process, both inside and outside the organization. Strong verbal and written communication and negotiation skills. Work requires ability to negotiate and execute construction-related permits and plan approvals. Strong leadership skills to mentor and maximize performance from supporting personnel, vendors, and consultants. Good instincts and strong situational awareness. Familiarity with software tools commonly used in construction (GIS, CAD, ProCore, Excel, and other PM software). Direct Reports and Reporting Relationship
This role provides direct leadership to site-level Project Managers and teams, with a requirement to collaborate across the organization to achieve results. Minimum Qualifications
Bachelor's degree in a related field (civil engineering, construction management). Minimum of 10 years in the construction sector with extensive real estate experience in multi-family and mixed-use development, including successful management of 3,000+ units. 7+ years of budgeting, bid awarding, contract review, bonding, invoice processing, lien law, environmental regulation, change order review, and negotiation.
