Maintenance Technician II (Roving/Non Boiler)
Join Kraus-Anderson as a Maintenance Technician II responsible for building, grounds, and equipment operations to ensure property appearance, safety, tenant satisfaction, and efficient building operations.
Base pay range $18.00/hr - $28.00/hr
Position Summary This position will be responsible for daily building, grounds, and equipment operations to ensure good property appearance, safety, tenant satisfaction, and cost‑controlled building operations. The Maintenance Technician will manage a pre‑assigned portfolio of properties.
Essential Duties and Responsibilities
Perform repair and maintenance of buildings, plumbing, electrical, windows, doors, and mechanical systems as directed.
Maintain appearance and cleanliness of sites and buildings, including vacancies.
Notify the Maintenance Operations Manager, Property Manager, or VP of emergency situations, hazardous conditions, or problems.
Conduct required periodic inspections of building equipment, mechanical systems, and overall property, submitting reports in a timely manner.
Ensure a clean and safe work environment and operate all equipment following safety policies.
During winter weather, remove snow and ice, salting and sanding as necessary to maintain safe sidewalks and drive paths.
Unlock common area doors daily, checking door closers, locks, hinges, thresholds, and glass.
Maintain restrooms in broom‑clean, dry, and presentable condition.
Clean, trim, mow, and maintain lawns, shrubs, planting beds, planters, hedges, trees, and flowers.
Check all property signs for functionality and appearance, reporting problems to Property Manager.
Inspect roof areas, drains, and sewer systems for debris and deterioration.
Check common area lighting and time clocks to ensure proper operation.
Perform other duties as assigned.
Knowledge, Skills, and Abilities
Vo-Tech or special education in maintenance of HVAC, electrical, plumbing, troubleshooting, and general building maintenance preferred.
Three or more years of experience in building maintenance and repair or a related trade.
Working knowledge of mechanical, electrical, plumbing, fire life safety, and security equipment systems.
Ability to complete maintenance work on a timely basis and prioritize tasks.
Quick response to emergency after‑hours calls as necessary.
Maintain effective communication with Property Managers and tenants.
Excellent verbal and written communication skills.
Ability to work under pressure, meet deadlines, and provide exemplary customer service.
Ability to maintain compliance with all company policies and procedures.
Strong work ethic and commitment to company values and standards.
Other Requirements
Valid Driver's License and a satisfactory motor vehicle record.
Maintain a Federal Motor Carrier Safety Administration/Department of Transportation medical card.
Must have a vehicle to commute and transport equipment/supplies to each property.
Able to work evenings and weekends and respond to emergencies when required.
Travel occasionally as needed.
Physical Demands
Work performed in a variety of indoor and outdoor environments.
May be exposed to cold, wet, hot, or humid conditions.
Requires frequent standing, walking, using hands/fingers, reaching, climbing, stooping, kneeling, crouching, or crawling.
Frequent lifting of 25 pounds and occasional lifting up to 75 pounds.
Pay Range $18.00 to $28.00 hourly, plus discretionary incentive program.
