Position Summary
Under minimal supervision, responsible for executing maintenance including diagnosing problems and making repairs in order to maintain the physical condition of the properties according to GSGLA operating and safety standards and to ensure that service requests and repairs are made in a timely manner.
Essential Duties & Responsibilities
Work independently with minimal supervision and resolve complex problems out in the field.
Take on the role of project lead as it relates to projects on assigned properties.
Manage vendor relationships on assigned properties and ensure GSGLA receives excellent value from janitorial, security, landscaping and other service providers.
Provide courteous, consistent, professional and knowledgeable customer service while adhering to GSGLA policies and procedures.
General maintenance and repair of buildings, facilities, equipment and grounds.
Diagnose and repair problems in HVAC, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features and waste management systems.
Complete assigned service requests and repairs consistent with company operating and equipment/supply standards in a timely manner.
Organise and prioritise service requests and general maintenance tasks.
Adhere to maintenance schedules, maintenance budget, and maintain an inventory of supplies and tools sufficient for providing the appropriate level of service.
Inspect assigned properties on a preset schedule to identify maintenance needs, make necessary repairs and plan future projects.
Respond to requests and work with staff to minimise/resolve problems and complaints, following through to ensure issues are resolved.
Apply all applicable GSGLA policies and procedures such as operating and safety standards and promote safe work practices.
Carpentry – perform basic rough and finished carpentry work in construction and repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves.
Glazier – remove broken glass, putty or plastic; replace windows and door hardware; replace or arrange for replacement of glass.
Electrical – perform basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repair lighting systems; inspect electrical systems for unsafe conditions.
Plumbing/painting – identify and perform basic repairs of plumbing leaks or breaks; open clogged lines and drains; replace washers and other minor parts; maintain and monitor septic system; apply and prepare surfaces for paint; repair wall coverings.
Grounds maintenance – maintain grounds in a clean and orderly manner including mowing, trimming, weeding, aerating and fertilising lawns; replace plants; set sprinklers; replace broken sprinkler heads; adjust automatic time clocks; maintain equipment; trim hazardous tree branches; install and maintain drinking fountains; repair/repl. hot water heaters.
Masonry – lay forms, mix, pour and finish concrete for buildings, sidewalks and slabs.
Supervise vendors and service providers and escalated issues as appropriate.
Follow all safety guidelines and report hazards or accidents in a timely manner.
Always comply fully with Council’s financial policies and procedures.
Willingly and able to be “on call” for emergencies.
Required Knowledge, Skills and Abilities
3‑5 years of experience in commercial property, maintenance or building trade.
Ability to read and write English; read maintenance tickets and understand labels on cleaning and chemical supplies.
Knowledge of maintenance methods and basic trades: carpentry, plumbing, glass replacement, painting, masonry, grounds maintaining, appliance repair, electrical wiring; standard practices and tools; safety practices and procedures related to building trades.
Basic arithmetic skills for measurements, calculations, estimating and total determination.
Familiarity with general maintenance tools and equipment including hand tools, pressure washer, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters and safety equipment.
Ability to handle chemicals and general cleaning supplies.
Capability to transport up to 60 pounds over variable distances, and work in restricted spaces or at heights over 8‑9 feet.
Ability to operate motorised vehicles such as car, truck, van, tractor.
Ability to stand, walk, stoop, kneel, crouch or crawl and climb stairs, ladders, etc.
Follow oral and/or written instructions; excellent communication skills, written and verbal, with English proficiency.
Willingness to work outside in inclement weather if necessary.
Must be able to pass a criminal background check.
Recommended Education, Training and Experience
Certifications or formal training from a trade school or union in HVAC, electrical, plumbing or carpentry.
Physically able to climb ladders and hills in inclement weather to inspect buildings, and ability to lift 60 pounds.
Strong computer skills: scanner, Microsoft Outlook, Microsoft Word.

Attend GSGLA signature events and/or other activities as assigned.
Must successfully complete a live scan and background check.
