Job Description
The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Duties include but are not limited to: repairing flooring, drywall, appliances; troubleshooting and repairing plumbing, electrical, safety, security systems (lighting, locks, smoke/CO2 alarms), and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, yard upkeep). The technician must perform all duties following company policies and safety protocols, supporting the overall goal of meeting client expectations based on the operating budget and management agreement.

$24 - $26 per hour Duties and Responsibilities: Client Relations:
Carry out the philosophies and wishes of the owner to ensure client objectives and expectations are met. General Maintenance:
Follow maintenance programs, conduct inspections, ensure grounds and property aesthetics meet policies, and assist with inspections as needed. On-call / After Hours Response:
Provide emergency maintenance services during evenings, weekends, and holidays. Unit Turnover:
Inspect and repair vacant apartments, coordinate painting, replace appliances, and ensure timely turnover completion. Maintenance Equipment and Systems:
Repair and maintain equipment, keep shops organized, secure parts and supplies, maintain inventory, wear uniforms, and provide personal tools when applicable. Other:
Enforce community rules, comply with Fair Housing Laws, maintain professional appearance and conduct. Minimum Requirements: At least 1 year of experience in a similar role, preferably in residential property management, hotel, or facilities maintenance. High School diploma or equivalent; technical certification preferred. Ability to wear a respirator and be medically cleared for duty. Proficiency in English and basic computer skills. Own tools may be required.
