Overview
We are seeking a dedicated and experienced Property Manager to oversee and manage a LIHTC 55+ community located in Riverside, CA. The Property Manager will be responsible for ensuring the efficient operation, maintenance, and financial performance of the property under their supervision. This role requires exceptional leadership, communication, and organizational skills. TCAC experience required.

Responsibilities
Property Management:
Oversee the daily operations of assigned properties, including residential units; ensure the properties are well-maintained, safe, and compliant with all relevant regulations; handle tenant inquiries, requests, and concerns in a professional and timely manner; ensure curb appeal criteria and cleanliness of all common areas is met by completing inspections daily; complete follow-up inspections, provide residents maintenance request forms and create work orders to address areas needing correction to meet standards; manage resident relations such as disputes between neighbors, renewal/increases, and maintenance repair resolutions in a timely manner to the satisfaction of residents; ensure all standards are met during the resident lifecycle; and be the representative at legal proceedings as needed with proper documentation.
Legal and Compliance:
Stay updated on local, state, and federal property laws and regulations; handle evictions or disputes if necessary; report liabilities promptly to supervisor/ownership and the appropriate department.
Document Management:
Responsible for all document retention, timely entry of information in AppFolio and other property management software, maintaining secure on-site file storage, and keeping documentation in chronological order (maintenance requests, work orders, resident communications, legal letters, leases, and related documents).
Maintenance and Projects:
Operate maintenance programs, including preventative inspections, budgeting, safety, inventory, vendor use, and purchase order systems; manage projects and contractors for property improvements.
Reporting:
Prepare and review data weekly (availability/occupancy, traffic, advertising, delinquency, maintenance); monthly rent increase recommendations and financial reporting (month-end and variance budget reporting).
Financial Administration:
Process invoice coding for accuracy; collect rent and monitor revenue in line with company goals; maintain budgeted occupancy and other property objectives.
Leasing and Tenant Relations:
Market available properties, screen and select qualified tenants (including background checks and lease negotiations), establish and maintain positive tenant relationships.
Team Supervision:
Lead and manage property management staff, including leasing agents and maintenance personnel; provide training and guidance to improve performance.
Qualifications
Associate's Degree or higher, Real Estate or related field preferred.
Proven experience as a Property Manager or similar role in property management.
Knowledge of property management software AppFolio and tools.
Strong understanding of local property laws, regulations, and market trends.
Excellent communication and interpersonal skills.
Budget management experience.
Problem-solving and conflict resolution abilities.
Strong organizational and time-management skills.
Requirements
Strong proficiency in computer skills.
AppFolio experience is a plus.
TCAC / LIHTC experience is a must.

Pay: $25.00 - $30.00 per hour
Expected hours: 40 per week
