The Project Executive is responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. The PX oversees work to meet Sundt’s standards of quality and integrity and participates in marketing, estimating, bidding, and contract negotiation for assigned projects. This is the highest management level at a project site and typically requires extensive experience managing large, complex projects (often totaling $200 million or more). Key Responsibilities
Champion the orderly, timely transition of projects from estimating to field, including project review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase orders. Complete close-out requirements and punch lists promptly; address warranty callbacks to maintain owner/client relationships. Coordinate with the Project Team on means and methods for successful and profitable execution; monitor manpower, equipment, and material resources. Establish and maintain professional relationships with owners, architects, engineers, and subcontractors. Establish the project charter and a comprehensive project management plan (PMP) including scope, procurement, environmental, time, financial, quality, safety plans, and risk management. Take overall responsibility for project success, including safety, schedule, profitability, and customer satisfaction. Manage all billings to ensure timely payment applications and collection from the owner to maintain positive cash flow; oversee the payment process with subcontractors. Develop and coordinate the overall CPM schedule in alignment with the Project Superintendent and procurement schedule; ensure detailed schedules are prepared and distributed as needed; apply Lean principles to scheduling activities. Participate in or lead business development activities, including client contacts, relationships, proposals, presentations, and negotiations for selected projects. Provide feedback to estimators for future bids and subcontractor performance evaluations. Prepare Monthly Progress Reports in coordination with the Superintendents; use reports to manage costs and project cost projections. Prepare and execute purchase order agreements and subcontracts, including insurance certificates, bonds, and lien waivers. Understand and administer prime contract terms and conditions, contract documents, subcontract agreements, insurance, and related matters. Review and approve change orders, supplements, and cost-control budget adjustments; evaluate estimates for cost control, equipment use, constructability, formwork, materials, manpower, general conditions, schedule, and insurance. Minimum Job Requirements
Experience in preconstruction and in managing construction projects. Four-year construction-related degree or equivalent combinations of technical training and related experience. Proficient use of Microsoft Office Suite programs. Experience managing large, complex projects (typically with dollar volume in excess of $200 million) and 20+ years of experience. Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures. Physical Requirements
Ability to wear personal protective equipment (steel-toed shoes, gloves, safety glasses, hearing protection, hard hat, vest, etc.) Ability to reach above shoulder heights and below the waist on a frequent basis Occasional stooping, kneeling, or bending May use telephone, computer, email, or other electronic devices to communicate Must comply with all safety standards and procedures Occasional climbing of stairs, ladders, etc. Frequent use of hands to grasp, lift, handle, carry, or feel objects Regular interaction with people during shifts Occasional lifting, pushing, or pulling of objects Ability to sit, stand, or walk for the duration of a shift Safety Level
