Project Manager – 300-Unit Multifamily Project

We are a leading multifamily developer and general contractor delivering high-quality podium and wrap projects across Texas and the Southeast. We are preparing to launch a

300-unit podium-style multifamily project in Houston

and are seeking an experienced

Project Manager

to lead the effort from preconstruction through closeout. Position Summary

The Project Manager will oversee all phases of the project lifecycle, ensuring it is delivered

safely, on schedule, within budget, and to the highest quality standards . This person will serve as the central point of coordination between the field team, ownership, design consultants, and subcontractors—owning all aspects of project planning, financial management, and execution. Key Responsibilities

Lead the project from preconstruction through turnover, managing schedule, cost, and quality. Coordinate with the Superintendent to align field operations and project goals. Develop, monitor, and maintain project budgets, forecasts, and cost reports. Manage subcontractor procurement, buyout, and contracts in alignment with company standards. Lead all owner, architect, and subcontractor meetings, maintaining transparent communication and timely issue resolution. Review drawings, specifications, and submittals to ensure full scope compliance. Track RFIs, change orders, pay applications, and project documentation in Procore (or equivalent platform). Oversee project schedule using MS Project or Primavera, identify critical paths, and drive timely delivery. Enforce safety culture and collaborate with the field team to maintain compliance with all OSHA and company standards. Partner with accounting and executive leadership to ensure timely billing, cash flow management, and project reporting. Manage project closeout including punch lists, owner training, warranty items, and turnover documentation. Qualifications

7+ years

of experience in construction management, including at least

3 years in a Project Manager role

overseeing large multifamily or mixed-use projects ($40M+). Proven experience managing

podium or wrap-style multifamily projects . Bachelor’s degree in Construction Management, Engineering, or related field preferred. Strong financial acumen with ability to forecast costs, manage budgets, and negotiate contracts. Proficiency with Procore, Bluebeam, and scheduling software (MS Project / Primavera). Excellent communication and leadership skills with a track record of building cohesive project teams. Local or regional experience in the

Houston multifamily market

strongly preferred. Ability to start

immediately

and commit through project completion.
