Executive Roofing Systems is a Commercial Roofing Company specializing in long-term relationships with Building Owners, Property & Facility Managers, and Developers. We are a full-service Roofing Contractor providing roof repairs, full roof replacements and installations, and specialized maintenance programs. Location: Morganville, NJ | Full-Time. We are seeking a highly organized and proactive Project Manager to execute our commercial roofing projects and provide excellent customer service. This is an exciting opportunity for someone who wants to hit the ground running, build systems, and help shape the future of our operations. You’ll be the key link between our clients, crews, vendors, and leadership team—ensuring every project is delivered on time, on budget, and beyond expectations. What We’re Looking For
5+ years of commercial roofing project management experience (TPO, EPDM, coatings, etc.) preferred. Proven ability to manage multiple large-scale projects simultaneously. Strong financial acumen with experience in budgets, billing, and forecasting. Knowledge of roofing systems, installation practices, and manufacturer requirements. Ability to read and interpret construction drawings, contracts, and specifications. Excellent communication and leadership skills—comfortable with both customers and crews. Highly organized, proactive, and solutions-oriented. A leader who embodies our values and inspires others to do the same. Duties & Responsibilities
Own your projects from start to finish – oversee every phase, from estimating and sales handoff and support through final closeout, ensuring deadlines, budgets, and quality standards are consistently met. Plan, schedule, and coordinate resources – manage crews, subcontractors, equipment, and material orders/deliveries to keep projects running smoothly and efficiently. Serve as the customer’s main point of contact – lead site meetings, provide regular updates, conduct walkthroughs, and build strong, long-term relationships through clear, professional communication. Manage project finances – track budgets vs. actuals, prepare and submit progress billing and schedules of values, review job costs, and proactively address variances. Ensure quality and compliance – review submittals, RFIs, and design details; confirm installations meet manufacturer requirements, building codes, safety standards, and warranty guidelines. Oversee procurement and logistics – negotiate with vendors and subcontractors, buyout materials and services, and coordinate delivery schedules to align with project timelines. Monitor field operations – perform regular job site visits to ensure safety, quality control, and efficiency; collaborate closely with superintendents and foremen on daily execution. Lead change management – identify out-of-scope work, prepare and price change orders, present them clearly to clients, and ensure all supporting documentation is complete and accurate. Keep documentation organized and current – maintain contracts, permits, safety records, daily reports, photos, and warranty registrations according to company standards. Collaborate with the team – refine and help build department policies, procedures, and best practices as we scale. Partner with sales, estimating, vendors, and internal teams to drive project success. Champion safety and team culture – promote a safe, positive work environment while embodying our core values of urgency, teamwork, integrity, and innovation. Close out projects with excellence – manage punch lists, warranty documentation, manufacturer registrations, and final inspections to ensure a smooth handoff to clients. Proactively manage risks – identify potential issues early, develop mitigation plans, and keep stakeholders informed. Continue growing – pursue ongoing professional development to stay current on best practices, systems, and industry trends. Support sales and estimating – provide technical expertise and historical data to strengthen proposals and support future opportunities. Compensation
