The Chilled Water Distribution Technician is part of the Vanderbilt University Maintenance and Operations (VUMO) and is a key individual contributor responsible for the maintenance and operations of all chilled water systems on campus.
This position ensures proper efficient operation in the summer months and conducts preventative maintenance on all equipment during the winter. Reporting directly to the Manager of BSC, CTLS and CWD, the technician will often work closely with other CWD techs, the controls group, and campus HAR technicians and electricians.
About the Work Unit Facilities provides facilities support for all construction, renovation, and routine maintenance of University space and facilities; housekeeping services for approximately 5.8 million square feet of academic, administrative, residential, and recreational space; grounds care for 330 acres that are a registered arboretum; turf care for athletic fields; and utilities for the University Central and the Medical Center.
Facilities annual budget exceeds $100 million in operating expenses and includes over 400 employees. This branch manages major capital project expenditures totaling ~$125 million annually and facility renewal, replacement, and large maintenance project expenditures totaling ~$20 million annually. The Facilities Business Operations Center provides support to the entire department, specifically regarding the areas of Finance, Employee Relations, Systems, Contracts and General Administration.
Duties and Responsibilities
Perform equipment repairs/updates as needed: Chillers, Cooling towers, Chilled water pumps, Condenser water pumps, Refrigerant monitors.
Perform Preventive Maintenance on the chillers which consists of:
Removal of ends so that evaporator tubes can be brushed, condensing tubes to be brushed every 3 years so that eddy current can be performed by an outside contractor.
Check all electrical connections to make sure they are all secure.
Lubricate motors on the chillers per specification.
Check vacuum pump oil on the purge pumps.
Perform Preventive Maintenance on cooling towers which consists of:
Removal of screens to clean fill, and reinstall after tower cleaning is completed.
Clean hot decks, sumps and clean strainer in the tower.
Inspect gearbox, motor and coupling.
Check oil level in gearbox.
Check electrical connections and sump heaters.
Perform Preventive Maintenance on chilled water pumps and condenser water pumps:
Clean pump strainers.
Lubricate motor as needed.
Check electrical connections.
Check for leaks.
Complete repairs as needed.
Perform Preventive Maintenance on refrigerant monitors:
Monitor and change filters as needed.
Complete repairs as needed.
Construction Job Projects:
Meet with vendors on job projects.
Perform project management to ensure the work is being correctly performed.
Other:
Perform flow studies on buildings throughout the campus to get better water flow through buildings and water loop.
Check AIM system for work orders and assign as needed. Close out work orders when jobs are completed.
Research and order parts through storeroom as needed.
Attach work order numbers to vendor invoices for approval by Manager.
Perform any other work that is assigned by Manager.
Supervisory Relationships This position does not have supervisory responsibility; it reports administratively and functionally to the Manager of BSC, CTLS and CWD.
Education and Certifications
High School Graduate or GED is required.
EPA Universal Refrigerant Recover Certification.
Qualifications
Formal mechanical systems training.
Experience with Trane, Johnson Controls/York, Daikin McQuay, and Carrier chillers.
Must be able to bend, stoop, reach or stand for extended periods of time.
Must be able to lift as at least 70 lbs.
