We are seeking a driven, experienced Preconstruction Manager to lead the front‑end planning and delivery of complex, occupied, and ground‑up healthcare projects. The ideal candidate brings a strong construction management and estimating background with a proven ability to develop accurate budgets, drive constructability and design alignment, de‑risk schedules and logistics, and manage all preconstruction phases of commercial projects with a focus on healthcare environments.
Base Pay Range $105,000.00 - $110,000.00 per year
Key Responsibilities:
Lead estimating and cost planning from conceptual through GMP stages, developing detailed takeoffs, cost models, and benchmarking for healthcare projects.
Manage value engineering and target value design efforts to align budgets with clinical and code requirements.
Oversee design coordination and constructability reviews, ensuring compliance with FGI, NFPA, and Joint Commission standards.
Develop site logistics plans, infection control (ICRA) phasing, and interim life safety measures (ILSM) during preconstruction.
Create and maintain preconstruction schedules and procurement plans; lead subcontractor prequalification, bid packaging, and award recommendations.
Serve as the primary liaison for owners, designers, and consultants, presenting budgets, options, and risk assessments effectively.
Mentor junior estimators and collaborate with operations teams to ensure seamless project handoff and integration of means and methods.
Qualifications:
Bachelor’s degree in construction management, engineering, architecture, or related field; MBA or advanced degree is a plus.
5 years of preconstruction/estimating experience.
Deep understanding of MEP systems, medical gases, infection control, life safety, and healthcare equipment planning.
Proficiency with estimating and scheduling tools (WinEst/Trimble, DESTINI, Revit/Navisworks for QTO, Bluebeam, On‑Screen Takeoff, Primavera P6/MS Project, Procore).
Strong financial acumen, bid‑leveling, and subcontractor market knowledge; excellent presentation and client‑facing skills.
