Maintenance Supervisor

Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections of the property, correct unsafe practices, and train maintenance staff in handling chemicals, supplies and equipment. Participates in department or regional meetings and community events; leads safety and department meetings with staff. Coordinate with vendors and contractors for installation, maintenance and repair work. Maintain department budget; ensure projects and scheduling fall within budget. Prepare specifications for major planned projects; negotiate or solicit bids with contractors and vendors. Inspect vendor work for quality, conformance to specifications and cost. Purchase/order maintenance supplies, materials and appliances efficiently and cost-effectively; maintain inventory. Ensure service requests are assigned and completed within required time frame. Make-readies and other maintenance projects completed accurately and timely per WBPC quality standards. Maintain and update all assigned service requests using Yardi Mobile until completion and close. Ability to troubleshoot and train maintenance staff on items related to trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) to assess function and determine repair or replacement. Must adhere to all company safety policies and ensure a safe environment. Compliance with OSHA safety regulations and applicable laws; follow WBPC SOPs and policies. Qualifications
Position requires a minimum of 5 years’ related maintenance experience; property management experience preferred. Proven ability to supervise and lead a large team. Advanced understanding/experience in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. Certifications preferred: HVAC and EPA. Effective communication with management, partners, subordinates, vendors or residents to convey information and give/receive work direction. Expert skills with small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair. Basic computer skills (mobile device, PC). A valid license may be required for this role. Must be available for regular on-call work and emergency calls, with off-hours and overtime as required. Must be able to lift up to 50 lbs. Benefits
