Maintenance Supervisor

Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation and repairs, service requests, turns, and cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections, correct unsafe practices, and train maintenance staff in handling chemicals, supplies and equipment. Participate in department or regional meetings and community events; lead safety and department meetings with staff. Coordinate with vendors and contractors for installation, maintenance and repair work. Maintain department budget and ensure projects and scheduling stay within budgetary guidelines. Prepare specifications for major planned projects, negotiate or solicit bids with contractors and vendors; inspect vendor work for quality and conformance to specifications and cost requirements. Purchase and order maintenance supplies, materials and appliances in an efficient and cost-effective manner; maintain appropriate inventory. Ensure service requests are assigned and completed within required time frames. Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC quality standards. Maintain and update all assigned service requests using Yardi Mobile until completion and close-out. Troubleshoot and train maintenance staff on trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing, valves, fixtures, water lines, locks) to assess function and recommend repair or replacement. Adhere to company safety policies and ensure a safe working environment; comply with OSHA regulations and WBPC procedures. Qualifications

Minimum of 5 years’ related maintenance experience; property management experience preferred. Proven ability to supervise and lead a large team. Advanced understanding of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. HVAC and EPA certifications preferred. Effective communication with management, partners, subordinates, vendors, and residents to exchange information and provide work direction. Strong skills with small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair. Basic computer skills (mobile device and PC). A valid license may be required for this role. Availability for regular on-call work, emergency calls, off-hours work, and overtime as required. Ability to lift up to 50 lbs. Benefits
