Overview

Employee performs skilled and semi-skilled maintenance and repair work on buildings and equipment and supervises the work of skilled and semi-skilled building and grounds personnel. Duties may fall into a variety of trades, including carpentry, painting, plumbing, electrical, and mechanical, energy management, fire and life safety and keys/security systems. Perform master journey-level work in the installation, repair, remodel and maintenance of manual and automated locks, locking systems. Supervises all building and grounds personnel; duties include planning, scheduling, organizing and directing work, training personnel, and recommending applicants for employment or for discipline, termination or retention. Maintains records of jobs performed and hours worked by employees. Teaches and enforces safety regulations, coordinates work activities with other departments. Request and process work orders for existing and new projects. Inspects and evaluates the conditions of buildings for possible mechanical, electrical and structural problems and for general building cleanliness and grounds maintenance to ensure established standards are maintained. Identifies and takes appropriate action in emergency situations to protect safety of personnel and property. Ensures that equipment and vehicles are properly maintained. Purchases and maintains inventory of custodial and grounds supplies and equipment. Monitor services for pest control, trash removal, and snow clearing of the CHTS facility when deemed necessary. Recommends replacement of equipment whenever necessary and evaluates new equipment for its durability and value. Ensures that preventative maintenance procedures are carried out on a scheduled basis and completes maintenance records for all equipment. Produce and/or modify hardware for locks, make new keys, replace broken or lost keys. Design and maintain master key system. Cleans, maintains, adjusts, calibrates and services equipment used in the performance of duties. Attends meetings with various departmental personnel in order to prioritize maintenance requests. Assists with the preparation of the annual department budget Performs related other work as required. Responsibilities

Qualifications

A high school diploma and custodial, grounds keeping or maintenance experience related to the area of employment. Must possess a valid South Carolina Driver’s License. Must be able to bend, stoop, crouch, kneel, and stand for long periods; must be able to climb and work from ladders, stairs, and scaffolding; must be able to lift and carry up to 50/75 lbs; must be able to work in confined spaces, hot, hazardous and noisy locations, and in adverse weather conditions. Position requires participation in the on-call program and to work after hours as an on-call technician.
