Perform skilled and semi-skilled maintenance and repair work on buildings and equipment and supervise the work of skilled and semi-skilled building and grounds personnel. Duties may include carpentry, painting, plumbing, electrical, mechanical, energy management, fire and life safety, and keys/security systems. Perform master journey-level work in the installation, repair, remodel and maintenance of manual and automated locks and locking systems. Supervise all building and grounds personnel: planning, scheduling, organizing, directing work, training personnel, and recommending applicants for employment or for discipline, termination or retention. Maintain records of jobs performed and hours worked by employees. Teach and enforce safety regulations; coordinate work activities with other departments. Request and process work orders for existing and new projects. Inspect and evaluate building conditions for mechanical, electrical, structural problems and general cleanliness; ensure standards are maintained. Identify and act in emergency situations to protect safety of personnel and property. Ensure equipment and vehicles are properly maintained. Purchase and maintain inventory of custodial and grounds supplies and equipment. Monitor pest control, trash removal, and snow clearing for the facility when necessary. Recommend replacement of equipment and evaluate new equipment for durability and value. Ensure preventative maintenance procedures are carried out on a scheduled basis and maintain maintenance records for all equipment. Produce and/or modify hardware for locks, make new keys, replace lost keys, and design and maintain the master key system. Clean, maintain, adjust, calibrate and service equipment used in the performance of duties. Attend meetings to prioritize maintenance requests. Assist with preparation of the annual department budget. Perform related duties as required. Minimum And Additional Requirements

A high school diploma and custodial, grounds keeping or maintenance experience related to the area of employment. Must possess a valid South Carolina Driver's License. Must be able to bend, stoop, crouch, kneel, and stand for long periods. Must be able to climb and work from ladders, stairs, and scaffolding. Must be able to lift and carry up to 50/75 lbs. Must be able to work in confined spaces, hot, hazardous, and noisy locations, and in adverse weather conditions. Position requires participation in the on-call program and to work after hours as an on-call technician. Additional Remarks
