Summary The Maintenance Supervisor at Dwell oversees maintenance operations and is responsible for training and supervising Maintenance Technicians.

Responsibilities

Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial properties.

Plumbing maintenance and troubleshooting, including sweating copper pipe.

Electrical wiring, outlet and switch maintenance; lighting fixture installation.

Drywall and texturing installation and repair.

Heating and venting troubleshooting and repair, including unit zone valve, transformer and thermostat maintenance; hot water and steam boiler troubleshooting and maintenance.

Appliance installation, repair and troubleshooting.

Troubleshooting and identification of issues with aquatherm and boiler systems.

Foresee maintenance obstacles and challenges; plan preventative maintenance (weekly, monthly, quarterly, annually).

Ensure site is current on required inspections (annual fire inspections, backflow testing, elevator licensing, pool licenses, etc.).

Maintain maintenance logs for pool, elevator inspections, light checks, snow removal, and related activities.

May assist at other Haven properties as needed.

Work order processing: collaborate with the Community Manager to efficiently complete maintenance work orders and apartment unit turns.

Plan materials effectively and complete maintenance unit turns to target one-visit completion.

Coordinate maintenance staff or vendors to complete resident requests within 24 hours or arrange alternatives with residents.

Ensure vacant apartments are made ready within 7 days of vacancy; coordinate with cleaning and painting contractors as approved.

Adhere to the property budget for repairs and maintenance; address any overages with the Property Manager.

Communicate with residents when repairs or maintenance will take longer than expected.

Complete pre-moveout inspections to minimize turn times and complete unit turns timely.

Update/close out work orders in the PM software with applicable notes.

Employee Management: provide mentoring and training to enhance employee value; administer necessary disciplinary actions; monitor time reporting and quality/efficiency of work; ensure follow-up make-ready completion.

Manage employee needs, training of certifications, and overall teamwork.

Required Skills / Abilities

Superior organization and communication skills.

Courteous and professional service to residents, property managers, supervisors, vendors, and service providers.

Honesty in time reporting; reliable and punctual.

HVAC Certification Required

Valid driver’s license may be required.

Education And Experience

Educational degree not required.

At least one year of experience preferred.

CPO and EPA certifications required.

Specialized training: multi-family property management experience preferred.
