Maintenance Supervisor

Summary of Position
The Maintenance Supervisor oversees maintenance operations at a specific portfolio or property. This role is responsible for training and supervising Maintenance Technicians.
Essential Job Functions
Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial properties, including but not limited to:
Plumbing maintenance and troubleshooting, including copper pipe sweating.
Electrical wiring, outlet and switch maintenance, lighting fixture installation.
Drywall and texturing installation and repair.
Heating and venting troubleshooting and repair, including zone valves, transformers, thermostats, boilers.
Appliance installation, repair, and troubleshooting.
Troubleshoot aquatherm and boiler systems.
Anticipate maintenance obstacles and challenges.
Perform scheduled preventative maintenance (weekly, monthly, quarterly, annually).
Ensure compliance with required inspections (fire, backflow, elevator licensing, pool license, etc.).
Maintain accurate maintenance logs for various systems and inspections.
Assist at other properties as needed.
Work order processing
Coordinate with Community Manager and staff to efficiently complete maintenance work orders and apartment turns.
Plan materials and execute maintenance to target one visit per turn.
Ensure resident requests are completed within 24 hours or schedule accordingly.
Make apartments ready within 7 days of vacancy, coordinating cleaning and painting.
Adhere to budget and communicate any overages.
Notify residents of delays.
Perform pre-moveout inspections to minimize turn times.
Update and close work orders in the software.
Employee Management
Mentor and train employees.
Implement disciplinary actions when necessary.
Monitor time reporting, work quality, and follow-up.
Manage employee needs, certifications, and teamwork.
Required Skills / Abilities
Strong organization and communication skills.
Provide courteous and professional service.
Honest time reporting, reliable, punctual.
HVAC experience required.
Valid driver’s license may be required.
Education and Experience
Educational degree not required.
At least one year of experience preferred.
CPO and EPA certifications are a plus.
Experience in multi-family property management preferred.
