Position Summary This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.

Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect and represent the high quality of the community and Greystar standards.

Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.

Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications as required.

Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines.

Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.

Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.

Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety‑related laws and requirements to ensure community compliance.

Demonstrate customer service skills by treating residents and others with respect, answering questions from team members and residents, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency.

Qualifications

High school diploma, GED, or related experience and training.

Experience in property management maintenance, building maintenance, or a related trade.

Proficiency with hand tools and power tools, and knowledge of safe use and maintenance of mechanical equipment and measuring devices.

Ability to apply logical thinking to define and correct problems.

Proficiency in customer service and interpersonal communication skills to interact with residents, clients, team members, and other business contacts.

Strong written and verbal communication skills for representing company management and answering questions related to department operating policies.

Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.

Basic mathematical skills: addition, subtraction, multiplication, division, decimals, and fractions.

Specialized Skills

EPA certifications Type I and II or Universal for sealed HVAC system work involving refrigerants.

All certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Travel / Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Lift up to 25 pounds independently and up to 50 pounds with assistance.

Local, routine travel may be required to attend business meetings, training programs, and other job‐related activities.

Work a flexible schedule, including overnight, weekend, and holiday call‑outs.

Compensation The hourly pay range for this position is $28.00–$30.00 (San Pedro, CA).

Additional Compensation

Eligible for a quarterly or annual bonus program based on individual and company performance.

Eligible for weekly, monthly, and/or quarterly bonus programs (on‑site property positions).
