Work Arrangement: Regular Location: Durham, NC, US, 27710 Date: Oct 2, 2025 Occupational Summary The Computerized Maintenance Management System(CMMS) Analyst will provide a wide variety of analytical, strategic and operational support to the Facilities Management Department (FMD) primarily focusing on the (CMMS). The CMMS program is instrumental in notifying and prioritizing Operations & Maintenance preventative and corrective maintenance for the Department. The CMMS Analyst will report to the Manager of Support Services and will assist with various other CMMS administrative functions. Work Performed: Responsible for the management and coordination of equipment/asset management, reporting metrics and development of training programs and materials. The individual will work closely with all shops, planners & managers and have in-depth understanding of materials management for the Department. This position will be responsible for maintaining and optimizing the current PM program including taking the lead on PM development while working with a wide range of stakeholders to ensure an efficient PM program is in place. Define and document standard workflow processes for creating and maintaining asset information, setting up and modifying PM schedules, tasks and routes. Oversee the implementation and perform regular optimization review of the work flows. Participate in establishing and maintaining reports, KPIs, and inboxes in the CMMS to provide easy-to-access status updates on key information for shops, storerooms, and managers. Update and maintain existing metric reports utilizing SQL programming and have a thorough knowledge of the layout and operation of the CMMS database. Work with management and others in increasing the user experience of the CMMS including but not limited to creating/altering customizable objects like User Defined Fields and User Defined Screens, reports, and other system enhancements. Work with EAM Administrator in understanding the back end of the system and provide backup Administration duties as required. Participate in developing and presenting a training program for new employees and refresher training for staff and managers including the mobile interface. Generate reports to analyze work orders, shop labor, materials and costs to evaluate maintenance costs and recurring maintenance issues to assist in decision making on renewal funding or potential maintenance strategy changes. Collaborate with the Project Managers to ensure equipment is updated, either added or removed, as a result of campus construction projects Perform other duties as assigned by department leadership. Anticipated Pay Range:

Duke University provides an annual base salary range for this position as USD $59,829.00 to USD $104,550.00. Work requires an Associate's degree in Engineering, Architecture,Business or related field. Alternately, equivalent knowledge and experience in facilities maintenance and operations, or construction and renovation in facilities management combined with relevant education may qualify Experience

(4) Four years of facilities management experience preferred. Good knowledge of building systems and general facilities maintenance practices. Proficient with CMMS including report, grid, and SQL business rule development. Experience in HxGN CMMS preferred. Computer software skills using MS Office including Word, Excel, PowerPoint, and Outlook. Excellent oral and written communication skills; ability to communicate effectively to a wide range of audiences, including senior University management, faculty, staff from other departments, students, and others.
