Summary: This position is primarily responsible for maintaining the physical integrity of the community at all times, ensuring a safe and secure living environment for residents, visitors, and staff. This role involves anticipating, identifying and correcting problems involving the property and implementing procedures to prevent such problems by performing the following duties. Essential Duties And Responsibilities

Performs maintenance and repair tasks personally or delegates to maintenance and/or janitorial staff. Oversees and occasionally inspects work performed by staff. Manages the work order system for handling resident service requests. Corrects situations within 24 hours when possible. Ensures that all make-ready repairs and services are completed correctly and on schedule. Schedules maintenance personnel in conjunction with the Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week. Troubleshoots maintenance problems and makes recommendations for correction. Procures bids for outside contractors or repair vendors and monitors the work completed. Assigns and properly documents resolutions to work orders. Provides information to be used in work order status reports, documentation of capital improvements and major repairs. Reviews maintenance related contracts with the Property Manager and provides information to maintain a record of contract dates and cancellation requirements. Reports all major repairs and requisitions to the Property Manager prior to any expenditure of funds. Assists in keeping grounds neat and free of litter; performs tasks such as raking, sweeping, and shoveling as needed. Maintains awareness of the condition of physical property and immediately corrects unsafe conditions (e.g., broken gates, broken steps, open holes, broken exterior lights). Maintains accurate records regarding preventive maintenance, work orders, expenditures, apartment make-ready status, and work-in-progress. Reviews and recommends revisions to routine and preventative maintenance schedules; schedules and performs minor and routine maintenance on equipment. Inspects and maintains tools, ensuring an adequate inventory of spare parts and maintenance materials. Conducts regularly scheduled safety meetings; maintains HAZCOM standards and MSDS sheets. Maintains knowledge of laws and EPA and OSHA regulations governing storage and management of hazardous materials. Assists in monitoring safety hazards and workplace safety. Instills a safety-first attitude with maintenance staff and all employees. Instructs staff on proper use of safety items and ensures appropriate use of equipment. Performs work area clean-up and safety-related duties. Coordinates with the Property Manager to hire/terminate, supervise, coach and conduct disciplinary actions of maintenance and/or janitorial staff; conducts new hire orientation and ongoing development and training. Establishes expectations and goals for staff and evaluates performance. Ensures proper maintenance staffing or coverage of the site by preparing schedules. Coordinates payroll for maintenance and janitorial staff and manages timecards. Assists the Property Manager in implementing, communicating, and enforcing HR-related tasks and policies. Qualifications

Education and/or Experience: High school diploma or GED; 3–5 years related experience and/or training; or equivalent combination. Language Skills: Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups. Computer Skills: No computer skills needed. Certificates, Licenses, Registrations: Trade school certificates in HVAC, electrical and plumbing; Certified Apartment Maintenance Technician (CAMT); valid state driver’s license and automobile insurance. Other Skill, Abilities, And Qualifications: Ability to work under pressure, communicate with residents and staff, inspect property, work in a fast-paced environment, and collaborate effectively. Experience supervising maintenance/janitorial staff required (3+ years preferred; 5+ years ideal). On-call availability and rotation responsibilities may apply. Strong problem-solving, oral and written communication skills. Knowledge and safe use of tools and equipment listed in the job description. Physical Demands: Regularly required to stand, walk, use hands, reach, climb, stoop, kneel, crouch, or crawl; may lift up to 25–100 pounds as needed. Work Environment: Frequent exposure to outside weather conditions and possible fumes or airborne particles; accommodations available as needed. Supervisory Responsibilities

Directly supervises all Maintenance and Janitorial staff, including interviewing, hiring, training, planning, directing, appraising, rewarding and disciplining employees, and addressing complaints and problems in accordance with company policies and applicable laws.
