Job Overview L&L Incorporated is seeking an experienced Project Manager to lead and deliver high-quality commercial steel construction projects. Specializing in miscellaneous metals, stairs, and rail systems, this role requires a skilled leader who can manage projects from design through installation, ensuring budgets, schedules, safety, and quality standards are met. The Project Manager will coordinate across teams, oversee fabrication and field crews, and serve as the main liaison between clients, contractors, and internal staff.

Key Responsibilities
Project Planning & Scheduling
- Develop comprehensive project plans, schedules, and budgets; establish timelines for submittals, engineering, fabrication, finishing, and installation.
Budget & Cost Control
- Estimate costs, allocate resources, track expenses, and ensure projects stay within budget.
Resource Management
- Source materials, negotiate pricing, issue purchase orders, oversee inventory, and coordinate subcontractors and labor.
Team Leadership
- Interview, hire, and manage production staff; conduct reviews, provide training, and enforce safety and performance standards.
Safety & Compliance
- Implement OSHA-compliant safety programs, conduct training, prepare accident reports, and ensure regulatory compliance.
Quality Control
- Enforce quality standards, conduct inspections, analyze processes, and implement corrective actions.
Client & Stakeholder Communicati on
- Serve as the primary point of contact for clients, architects, engineers, and inspectors; provide progress updates and resolve project challenges.
Contract & Change Order Management
- Negotiate contracts, track obligations, and identify scope changes requiring formal change orders.
Reporting
- Maintain daily project status in the project management system and provide detailed progress reports with photos and documentation.
Qualifications
Education:
Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred).
Experience:
5 years in construction project management, preferably in miscellaneous metals and concrete construction.
Proven ability to manage multiple commercial projects simultaneously.
Strong knowledge of construction methodologies, building codes, safety regulations, and quality standards.
Skilled in reading architectural and engineering drawings; strong math skills (geometry).
Proficient in MS Office and project management software (experience with Monday.com preferred).
Excellent leadership, organizational, and negotiation skills.
Strong problem-solving abilities and ability to perform under pressure.
PMP certification or equivalent (preferred).
