Responsibilities

Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify and correct hazardous property conditions or liability concerns Manage and order maintenance supplies inventory within budget guidelines Maintain a preventative maintenance program to extend the life of the community and minimize future repairs Maintain a well-organized maintenance shop in compliance with safety standards and OSHA guidelines Maintain hazard communications program and promote safe work practices Participate in unit inspections as requested Oversee essential control of community operations Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress Assist with upkeep, maintenance, and cleaning of offices, common areas, and model units Participate in on-call emergency coverage at the community Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, address inadequate service, etc.) Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Personnel Management Under the Community Manager, supervise, train, and schedule maintenance activities for staff Check progress daily and provide immediate assistance as needed Provide input on employee performance evaluations Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks Promote harmony and high-quality job performance through leadership Customer & Resident Relations Deliver excellent customer service and monitor service request turnaround Project a favorable image of the community to achieve objectives Ensure consistency in dealings with residents and enforce community policies as delegated Education/experience High School Diploma or Equivalent EPA & CPO certification required; HVAC desired Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements MS @ Small – Mid Sized Properties with smaller staff

Regularly move about to perform tasks, communicate, use hands, identify and inspect objects, and work overtime, weekends, and night hours (on-call property emergencies). Move between work sites, work in various environments including tight spaces, ascend/descend stairs, ladders, and handle tools; exposure to outdoor elements and hazardous chemicals; lift and move objects up to 100+ lbs. MS @ Large Sized Properties with large staff

Similar mobility and task requirements with larger staff and varying workloads; includes overtime, weekends, and night hours (on-call emergencies). Frequent moving, overhead work, use of machinery/tools, and exposure to outdoor elements and hazardous chemicals; occasional heavy lifting up to 100+ lbs. License/equipment

Must have reliable transportation due to the emergency on-call requirement Salary Range: $29 per hour to $30 per hour This job description is not all-inclusive and may be modified at any time by the supervisor.
