The Service Technician III - HVAC plays a key role in providing an outstanding customer experience while controlling costs. The technician inspects, troubleshoots, and repairs HVAC systems in our single-family homes. Additional residential maintenance and repairs are also required as needed. Essential Functions:

Assess situations quickly and determine the appropriate steps to resolve service requests, providing excellent customer service and representing Progress Residential positively. Perform scheduled and emergency preventive maintenance, inspections, and service requests, including replacement and modification of equipment or systems, such as: Electrical, plumbing, and HVAC systems Appliances Water irrigation systems Stairs, gates, fences, patios, railings Tile, carpet, and flooring Roofing, gutters, fasteners Interior/exterior lights and ceiling fans Fireplaces and gas fixtures Shutters, doors, cabinets, windows, sliding glass doors, and locks Leaks Drywall and painting Pool areas, tile, hot tubs/spas, pool furniture Other service areas as required Diagnose and troubleshoot advanced issues; repair or replace defective equipment, components, or wiring on HVAC systems. Report major repairs or replacements before expenditure of funds. Maintain awareness of property condition and address unsafe conditions immediately. Conduct all business according to company policies, procedures, and all applicable regulations (e.g., Lead-Based Paint, ADA, Fair Housing, HAZCOM, OSHA). Uphold workplace safety standards. Complete service requests promptly and professionally. Maintain regular attendance and punctuality. Perform other duties as assigned. Qualifications:

High school diploma or equivalent required. Minimum 5 years’ experience in general service and maintenance (painting, plumbing, carpentry, electrical, drywall repair, etc.). HVAC certification from a technical college or trade program preferred. EPA Certification required. At least 5 years’ experience maintaining and repairing residential HVAC systems, appliances, and related piping/electrical. Experience repairing and installing various residential appliances preferred. Own basic tools for residential service work. Reliable transportation capable of carrying necessary materials. Valid driver’s license in the state of employment. Availability for on-call work, including weekends and evenings. Experience in single-family or multi-family rental industries preferred. Ability to work under pressure, meet deadlines, and interact professionally with residents and vendors. Strong organizational, communication, and interpersonal skills. Physical ability to sit, stand, climb stairs, and lift up to 50 pounds regularly. Knowledge of relevant laws, EPA, and OSHA regulations. Proficiency with Microsoft Office and handheld devices (smartphones, tablets). Honest, ethical, and discreet handling of confidential information. What You Can Expect from Us:
