Position Summary The Maintenance Technician is responsible for the overall maintenance of the apartment complex, including working knowledge of HVAC systems, electrical, plumbing, and basic carpentry. Must be able to complete work orders and the make-ready process on vacant apartments. Must work a rotation schedule for 24-hour emergency calls and follow oral and written instructions while maintaining cooperative relationships with staff and residents. HVAC certification is preferred, and a valid unrestricted driver’s license is required.
Working Relationships: The Maintenance Technician reports to the Maintenance Supervisor and Property Managers.
Position Responsibilities Tasks Include But Are Not Limited To:
Perform routine maintenance on building interior and exterior.
Respond promptly to work orders.
Handle turnover of vacant apartments.
Provide emergency and scheduled repairs.
Read and interpret equipment manuals and work orders.
Diagnose problems, replace or repair parts, test, and make adjustments.
Perform preventive maintenance on appliances and equipment.
Carry out plumbing maintenance and carpentry functions.
Use hand and power tools, electric meters, and material handling equipment.

Requirements Qualifications
HVAC certification preferred
High School diploma or equivalent
Valid driver’s license and operational, insured vehicle
At least one year of maintenance experience
